FORUM SUMMARY: Property Situation: • Southwest corner of N. Kimball Ave. and E. Highland St. (1030 N. Kimball Ave. and 2149 E. Highland St.) Development Details: • Have submitted applications to the City including a comprehensive land use plan amendment, a zoning change, a plat, and a site plan • Existing site is approximately six acres • Existing use is residential in the northwest corner • The development itself will take in two separate properties • The factors of the existing site that dictated the layout used for the proposed development include the existing tree canopy in the northwest corner, the existing median breaks out along Kimball Ave. as well as the electrical easements that run through the center of the property and the power pole for the transmission line • Currently zoned AG • Property is adjacent to residential zoning on the east and west • The larger portion of the property is part of the future land use map as medium density residential and the smaller portion on the south is mixed use • Kept from putting office-commercial traffic onto the residential street of E. N/ TOTAL 16.068 AC 44,394 SF 2216 n ot uiulllllll�ll li�iiiu�iiii ��7111"IIIS � E'21� �1�� QUESTIONS /CONCERNS: • Support project — high power lines traverse through the center part of this property and have been a challenge for properties on the west side of Kimball Ave. • This proposal in line with the other construction on west side of Kimball Ave. from SH 114 northward • With the project that occurred across the street on Highland there were resident concerns about egress and access on Highland — appreciate the egress and access to go onto N. Kimball • Disappointed in lack of interest in keeping green space — have enjoyed looking at horses on that property. Would like to see more green space, open parks in areas.
