On behalf of Glen Alan Woods, Cumulus Design/New Summit, is seeking approval of a Site Plan to expand an existing parking lot to accommodate a change in use of an existing building.
The proposed site plan also includes exterior façade renovations to the existing building which is currently classified as a legal non-conforming structure. The property is located
at 205 Miron Drive.

The future land use is Office Commercial.

The current zoning is “B-1” Business Service Park. The use proposed “Salon” is a permitted use within this zoning district.

The site plan proposed by the applicant will not increase the size of the existing building. The current building is 3,035 sq.ft.
The current parking lot will be reconstructed to meet
emergency access standards and increase the parking from 8 parking spaces to 18 parking spaces to accommodate anticipated clients and staff and meet the City’s parking requirements.
The existing driveway will be relocated south of the current location.
An 8 foot masonry trash enclosure with solid metal gates will be added to the site.
An approximately 325 square
foot concrete patio is proposed for the north side of the building.
A required 5-foot sidewalk will be installed along Miron Drive.
The 41% percentage of open space complies with
the required 40% open space for the lot.
The bufferyard and interior landscaping are not required for this site as the building footprint is not being increased in size. However, landscaping
is required for the improved parking lot which has been provided per code.

Currently, the existing building is a corrugated metal building with a metal roof. At the April 20, 20157 Planning and Zoning Commission meeting, the applicant proposed to renovate
the west elevation front façade with a stucco tower feature, stucco façade, stone water table, and glass windows and door.

After the City Council packet was sent out to Council members for the May 2nd meeting, the applicant revised the two stucco colors and stone water table color. These renderings depicted
the new colors proposed by the applicant.

Since the May 2nd City Council meeting, the applicant has revised the façade to a brick tower feature, revised the elevations with stucco on all four sides and has added metal awnings
on several windows. The stone water table previously proposed has been removed on all four elevations.

The proposed tree preservation will preserve 25% of the existing 50% tree coverage required to be preserved. The trees to be removed are located within the proposed parking lot and new
driveway. The applicant is requesting a variance to allow the 25% preservation. Fifty percent isrequired.

This is the proposed landscape plan. Landscaping is required for the parking lot landscaping requirements. Due to the building not increasing by 30% or 5,000 sq. ft new bufferyard planting
or interior landscaping is not required. The only requirement is the parking lot landscaping which 540 sft. The applicant is providing over 5,000 sq ft. The plan proposes cedar elms,
chinese pistachio, texas redbud and red oaks along with various shrubs, ground cover and ornamental grasses.
