Chairman Forman called the Sign Board Meeting to order at 9:49 p.m.

A motion was made to approve the minutes from the November 17, 2016 meeting.

4. SV16-017, VARIANCE TO SIGN ORDINANCE NO. 704-1 FOR SOUTHLAKE
PROFESSIONAL PARK LOCATED AT 1825 E. SOUTHLAKE BLVD.
David Jones, Principal Planner, presented Item No. SV16-017.
Applicant, Kyle Libby, 4245 North Central Express Way, Dallas, TX- opened for
questions.
Commission asked the applicant to further explain the reason for their variance request.
Applicant explained that with the number of tenants anticipated and the desire for

signage exposure on Southlake Blvd., as well as all three buildings having a Southlake
Blvd. address, a single development monument sign would be the best option. There is
limited amount of space for multiple monument signs and would be challenging to meet
setback requirements.
Staff explained that the Sign Ordinance only allows for a maximum of 6 panels for any
business monument sign along Southlake Blvd. Because the development consists of
three (3) individual sites, each site can essentially have their own monument sign.
The Commission asked if future property owners could decide to place their own
monument signs on their site. Staff clarified that it would be possible but the subject
monument sign being proposed tonight would have to be re-evaluated and brought into
compliance with current sign ordinance regulations.
A motion was made to approve SV16-017 subject to Staff Report dated December 30,
2016, specifically granting the Sign Variance and the amount of sign panels.
