SUBJECT: Amendment to Master Sign Plan for Park Village
Executive Summary:
The proposed Master Sign Plan is an amended version of the plan with requests to add additional signage and modify
tenant specific signage for The Fresh Market.
Request:
Park Village is owned by ShopCore Properties and managed by a third-party management group, Lincoln Property
Group.
As owners, we have worked diligently to streamline our branding initiatives nationwide and include our ShopCore logo
on all For Lease, Awareness, Vinyl, Promotional and all other signage. ShopCore has modified the standard signage
template including the color scheme to accommodate the City of Southlake’s regulations and in effort to maintain a
visually cohesive aesthetic at Park Village.
We would like to formally request the addition of two awareness signs and six promotional sign holders with the ability
to change the insert of the sign holders’ dependent on current promotions, community outreach efforts and/or center
wide events. The locations of the proposed signs are marked on the map provided in this package and pictures were
taken to help define the space for reference.
The intended purpose of the awareness sign is to establish a sense of ownership for the center and was rolled out as a
part of a Corporate rebranding initiative from Excel Trust to ShopCore Properties. We would like to place the
Awareness signs at the ingresses and egresses of the center.
The promotional sign holders will act as “sandwich boards” for ShopCore Properties. Studies have shown us that
young professional consumers require more than just a place to shop from their local retail centers. At ShopCore, we
intend to honor that and look to promote community involvement. To do so, we are requesting the use of the six
promotional sign holders to advocate any center wide event, community outreach efforts and our social media
platforms for additional engagement. The sign holders themselves are weather resistant and heavy duty; they can
withstand strong winds and their high-quality construction add to the visual and thematic connectedness of the center.
The customization options will aide in the overall cohesive appearance of the center and serve as a point of reference
for community events at Park Village.
Finally, we are asking that the original Master Sign Plan be amended, modifying the tenant specific signage language
and requirements for The Fresh Market. Currently, Building A, formerly occupied by The Fresh Market, is vacant. Even

though the tenant is still paying rent, signage has been removed and the store is no longer in business. While we
advertise this space for lease, we would like to amend the verbiage in the original Master Sign Plan to replicate the
requirements for “Rim Buildings” that are greater than or equal to 20,000 SF; for example, the verbiage for Building E
is more generic verbiage that does not specify a tenant name. Our hope is to prevent any future delay in requested
permits when this space is relet to a new tenant.

2. Promotional Sign Holder
Intention/Justification: Intended to promote social platforms and/or current events and
promotions at Park Village. Sign frames are customizable to match the aesthetic of the shopping
center and are weather proof.
Please see an example of a sign we would place inside the weather proof holder to promote our
social platforms. The Park Village property logo here would be used in place of The Promenade.

These sign holders feature fully enclosed weather proof sign frames, with Lexan cover lenses. Their
exclusive bottom loading designs and extra heavy bases make them unparalleled in exterior
application. They are also available with sleeves for in ground installation & wall-mount models
are available.
All non-aluminum parts have a two-stage powder coat applied. Before the top color coat, a zinc rich
primer is applied to assure a long lasting high quality finish. Condensation release vents are put in all
frames to allow moisture formed by rapid temperature changes to escape. Special PETG polymer
collars are put between the leg and base to eliminate metal to metal contact.
Installation:
This is a free standing sign. It is intended to withstand strong winds and weighs 95lbs. Because this
center caters to young families, safety may be a concern. Our solution would be to install these sign
holders in ground, utilizing the pre-drilled holes and bolting them down.

3. Facia Sign – The Fresh Market
We would like to remove the signage verbiage specific to building A - The Fresh Market as they are no
longer a tenant. In order for a future tenant to lease the space, we’d like building A sign specific
verbiage to be modeled after building E or as noted in the below table: a building that is greater than or
equal to 20,000 SF.
In the original Master Sign Plan, The Fresh Market is referenced on pages 7,8,30 and 31.
