Tate Family Dentistry is located on the northwest corner of SH 114 eastbound frontage road and Gateway Drive. The existing building is currently occupied by two (2) tenants (Dr. Tate
and Baylor Rehab ) and has approximately 1,800 square feet of vacant space. Due to the realignment of Gateway Drive during the DFW Connector Project, the applicant is requesting a second
monument sign is to facilitate a more identifiable approach from the Gateway Drive side of the property. Due to the size of the property and topograpy of the site -- variances to the
sign ordinance will need to granted to allow a second sign.

Here is the submitted site plan showing the location of the existing monument sign which was built prior to the adoption of the first sign ordinance; the location of the existing directional
sign permitted in 2004; and, the location of the proposed monument sign.
The existing monument sign is currently a legal non-conforming sign, however, the size of the sign does comply
with today’s standards which allow up to 12 feet in height with up to 80 sq ft in sign face. The elements that do not comply are the sign face itself not being framed by masonry, the
sign panel background colors are not consistent and no address numerals have been placed on the sign.

The applicant has designed the sign to look similar to the existing monument shown in the photo. The proposed height and dimensions of the sign are compliant with ordinance standards.
The proposed sign also shows the required 6 inch masonry frame.

Variance Request Details
Sign Ordinance No. 704-I does allow for a business to have one monument sign per street front, however, the monument signs are required to be a minimum 500 feet apart, the proposed
monument sign is approximately 116 feet from the existing monument sign. The required minimum setback distance for a monument sign located off of Gateway Drive is ten (10) feet from
the property line and the proposed setback distance from the property line is approximately one (1) foot. For signs with multiple sign panels, the background color for all sign panels
on the sign is required to be consistent and the background colors for the sign panels on the proposed monument sign are requested to match what is currently installed on the existing
monument sign which are not consistent in color. The initial request included address numerals at a height of 4 inches which has since been removed and made compliant at 6 inches.
