FORUM SUMMARY:
Property Situation: 360 Randol Mill Road (Davis Blvd.) north of FM 1709.
Development Details: Proposing a zoning change from "AG" Agricultural District to Office to
build five residential garden profession and medical office buildings on 2.5 acres. Five buildings
totaling approximately 21,000 square feet are proposed for the development. There will be one
entrance/exit on Randol Mill Road (Davis Blvd.) as shown on the site plan.
Site Plan:
• 5 one-story stone, stucco and timber office buildings
• Fire lane through the site
• Existing daycare to the south
• SF-1A residential to the north and west
• Landscape buffer on the perimeter and along Randol Mill Road
• Buildings set back 4:1 slope for the residential adjacency to the north and west
• Architectural style to be more residential

QUESTIONS /CONCERNS:
Is there going to be a fence along the property lines? Yes, an 8-foot tall stone masonry fence.
How far from the property lines are the buildings? The buildings will be at least 40-feet from the
residential properties.
Concerned with additional traffic and the proposed driveway location onto the widened Randol
Mill Road with the medians.
Are you planting trees? Yes, trees and shrubs- at least 3-4-inch caliper, 20-foot trees every 15-
feet with accent trees. There will be landscaping on the inside walls of the property- not on the
outside of the wall adjacent to the residential properties
The plans will be presented to the neighbors for input on the plan.
What impact will the development have on taxing on the residential properties? The
development will not change the taxes on the residential properties.
What will be the traffic impact from the development? The development will add 100-200 trips
per day.
What is the current zoning? The current zoning is `AG' Agricultural District. It will be rezoned for
the office uses.
How will someone turn left on Randol Mill? A car will need to turn right (south) onto Randol Mill
and take a U-turn at FM 1709 to go north.
Are you a developer landlord or developer to sell off the buildings? I am a developer landlord,
but I may sell some of the buildings.
How many tenants per building? There may be 50 tenants max. depending on the business.
Will there be a driveway connection to the daycare to the south? We may try to connect, but we
may look into it during the process with the City.
Concerned regarding traffic and the south adjacent property connection with the daycare and
Sprouts.
What about lighting? There may be parking lot lights with shields to lower the light level for the
residential properties adjacent to the site.
