I can meet in person tonight,before or after work on Monday,or before work on Tuesday. 7:45 AM in the banks parking lot next to the Donkey's is a great option' Perhaps the biggest development was Confier RE asking me if a meeting would be worthwhile. I said"no"if a drive thru was a must-have for them and further it would not be necessary if their proposal wouldn't near 0-1 use intensity. Nine of the homeowners in Stratfort Parc just got out of that meeting. We told them that we felt strongly the 0-1 zoning was the right and just zoning but would agree to C-1 without restaurants if they would build a north wall similar to our HOA's east wall as a compromise to be done with the matter. They said they were not willing to go that route and would just go ahead and take their chance on the vote on Tuesday. I hope you have heard the citizens of Southlake this week. I was surprised of the passion on this topic. There was a concern about the residents next to this property and the message if the council were willing to change a 28 year zoning after all the surrounding property had been developed but the two big issues they had were first,anything that adds to traffic at this intersection is bad and second,this development is not consistent with the citizen's vision for Southlake? It was a very consistent theme to keep our home values high and maintain our beautiful home community by keeping new retail developments in the areas designated in the land standing and persistent Southlake long range plan-generally Town Center.the east and west ends and along 114. I have seen the 7,000+signers of the electronic petition against any rezoning and many of the near 1000 comments are spot on. I have attached many of them below. Yes,a few ask for the land to be left pasture and we in the HOA understand that that is not an option. We support the land owner to develop the land as zoned for 28 years,0-1! I have seen the overwhelming support of the current zoning on Mayor Hill's Facebook account also. And many of the emails to Council that I was copied on supported the current zoning. I would like to ask you a few questions before Tuesday night's vote. For example'Why vote for this rezoning? If you believe in a land owner's right supersede anything else,then why have zoning? Is there another compelling reason to depart from the city's 28 year plan that everyone has built around these 4 acres for'? I would like to ask again for you to deny this rezoning request. to that,dunng school hours,many teen dnvers are navigating these roads and this 'intersection,often rushing to pass between the two campuses.At times,especially dunng the morning commute,1709 backs up trying to turn north into whites chapel ue to school traffic I feel changing the zoning to allow fast food establishments with dnve thus will only increase the delays and contnbute to a less safe environment IAn average Starbucks serves 600-700 customers per day with over 1000 on a busy day There is already three Starbucks locations within a five mile radius just along Southlake Blvd.not including the ones inside Tom Thumb or in the Town Square Additionally,there is 104 registered restaurant-type establishments in the 76092 zip code.That is nearly 2x the ratio of restaurants to population in the City of Dallas Do we really need more dnve-through traffic and more restaurants" This location does not provide a safe way to exit and head west on 1709 which will promote u turns at intersection or increase traffic in whites chapel parking lot where nvers will find a place to turn around.Even worse scenano will be u turns in front of pine street to head back to 1709 I've already been rear ended at this intersection as overs heading north on whites chapel are not prepared for the abrupt stops caused by the traffic back up on this road first reason is the safety of the citizens That intersection is not designed for that amount of traffic The second reason is that the residents of Southlake should feel onfident that the city council has our best interest in mind when making decisions.Re zoning a property to a different designation-30 years after it was onginally zoned en it is near residential neighbors is not something in the best interest of the residents of Southlake Ever since Southlake Blvd added large,landscaped center medians requiring poor visibility u-turns to access businesses on the street the area has become dangerous toi dove.Adding retail,particularly fast food dnve through would make it worse Additionally,any retail or restaurant put in that location would be highly likely to fail due to the access issues,leaving another ugly empty space on Southlake Blvd Want less traffic which decreases noise.And i like our bedroom community to be left alone.Its nice to know that i can go to the town center to shop and come back to my neighborhood without all the retail jammed down my throat We've lived here since December of 1998.Bedroom community does not need drive thru fast food Put it at the ends of the town or centrally located in the center of town This intersection is already insanely busy and getting in and out of the development would be a nightmare Not to mention that this is obviously among the route between 1 the high school I have been on my way home numerous times only to find a Southlake DPS Officer directing traffic through that intersection thanks to another accident. However, a huge problem that is not being addressed is water retention and drainage. I talked with the property developer and he said the city is not requiring him to address drainage. With the addition of the buildings and concrete for parking, drainage through Lake Crest will be even worse than it is now. Even if the buildings and drainage are "in compliance," sometimes compliance misses big issues. We already have risks to safety, especially children, and our homes. Please do not approve the development, but do come alongside us to fix the drainage problems. Business offices are a good fit for the land use, seeing as the land is so close to residential homes. My understanding is that the recent proposed change would allow the land to be used for restaurants and other businesses potentially involving significant vehicle traffic. I am opposed to such a change. This section of Hwy 1409 is far too congested already in both mornings and evenings,particularly regarding east-bound traffic. Restaurants,and especially drive-through restaurants,should be forced to locate on the other side(north side)of Hwy 1409 to prevent u-turns and additional traffic congestion.As well,any restaurant located on the south side of Hwy 1709 in that area will be positioned far too close to neighboring residential communities, presenting multiple health and safety risks to our citizens. Please side with our good community members to defeat this proposal.
