Fine Indian Cuisine EXECUTIVE
SUMMARY: Mughlai Fine Indian Cuisine is requesting approval of a variance to the Sign
Ordinance No. 704, as amended, to allow an existing non-conforming, obsolete
monument sign to be utilized as a monument sign. Mughlai Fine Indian Cuisine
is located at 3311 East S.H. 114, Southlake, Texas.
REQUEST
DETAILS: The applicant is requesting a variance to the Sign Ordinance No. 704-H
requirements, as amended, to allow an existing non-conforming, obsolete
monument sign to be utilized as the restaurant monument sign. Red Dog Right
moved out the building in December 2015.
The applicant has installed the new sign face prior to the sign variance request.
A permit not required for the refacing of the monument sign. It was determined
that after the sign face had been installed that the monument sign was
obsolete.
The Sign Ordinance defines an obsolete sign as any sign which for at least 6
continuous months does not identify or advertise a bona fide business, lessor,
service, owner, product or activity on the premises on which the sign is located.
Due to the length of time the property has been vacant, approval for the
monument sign has expired. Approval of a sign variance is required in order for
the sign to be used.
