Proposed Permitted Uses and Development Regulations for SP-2 Zoning
This SP-2 Generalized Site Plan Zoning district is a commercial category designed and intended for
medical& professional office with an ambulatory surgical center for the building at 3075 W.Southlake
Blvd. It is established with the base zoning criterias stipulated in the City of Southlake Zoning
Ordinance Section 18, 0-1 Office District&Section 43 Overlay Zone.
18.1 PURPOSE AND INTENT—Per 0-1 Office District
18.2 PERMITTED USES—Per 0-1 Office District with the following revisions:
a. Additional Uses—Allow the Ambulatory Surgical Center use for the building at 3075 W.
Southlake Blvd. (FM 1709), and also allow the required covered drop-off and pick up parking
space as a permitted use for this building.
18.3 ACCESSORY USES—Per 0-1 Office District
18.4 SPECIFIC USE PERMITS—Per 0-1 Office District
18.5 DEVELOPMENT REGULATIONS—Per 0-1 Office District with the following revisions:
b. Front (North)Yard:There shall be a front yard of not less than thirty feet (30').
c. Side (East)Yard:There shall be a side yard of not less than ten feet (10').
d. Side (West)Yard Adjacent to C2 Zoning:There shall be a side yard of not less than fifteen feet
(15').
e. Side (West)Yard Adjacent to SF20A Zoning:There shall be a side yard of not less than twenty-
five feet(25').
f. Rear(South)Yard:There shall be a rear yard of not less than twenty-five feet(25').
18.6 ADDITIONAL DEVELOPMENT REGULATIONS FOR BUILDINGS OR USES LYING

1709), adjacent to SF20A zoining.
