Sage Group is requesting approval of a Site Plan for White’s Chapel Office Park on property generally located near the SW corner of W Southlake Blvd and S White Chapel Blvd. The purpose
of this request is to seek approval of a Site Plan for four to five single-story office buildings totaling between 27,562 and 27,725 square feet. The applicant is proposing an option
A and Option B for the eastern two buildings and would like to have the ability utilize either option in the constuction of these two offices.

Site Plan Option A
This is option A – there are five single story office buildings totalling 27,725 square feet. Building 1-3 are each 5,103 square feet and buildings 4-5 are each 5,167 sq ft. Roughly
16,000 sq ft is allocated to medical use. The option A plan shows the two east building seperated and as you will see here shortly the option B plan combines the two eastern building
into one building. This plan has 145 parking spaces and 61.5% impervious coverage. A sidewalk will be provided along White Chapel and an 8’ opaque fence will need to be along the south
property line adjacent to the residents. Bufferyard variance.

Option B consist of 4 building totaling 27,562 sq ft. Buildings 1 -3 are identical as they are in option A but building 4 and 5 are combined into a single 10,318 sq ft single story building.
The impervious coverage, parking provison of sidewalks remain the same.

Variance Approval Criteria for Bufferyards, Section 42.15:

Board of Adjustment: On all
