I own and office out of the building directly across from this proposed building, and I am opposed to the
numerous zoning changes and variances for the following reasons:
a) The building is larger than the concept plan for this lot as shown in the zoning ordinance 480-474.
b)The number of parking spaces is significantly reduced from that shown on the zoning ordinance
concept plan (20 spaces versus 30 spaces on the concept plan), and is less than that required by the
general parking ordinance for the City of Southlake. Ordinance 480-474 requires an overall parking ratio
of 1 per 193 square feet. Since we have a shared parking agreement for the entire office park, if Lot 7
runs out of parking on any given day, then they are allowed to use parking on adjacent lots.
c)The building aesthetics do not resemble the architectural styles presented in the zoning ordinance on
Page 17, and do not resemble the existing building architectural styles of the office park.
d)The roof pitch should be at least 7:12, with no flat roofed areas for mechanical equipment, as the
building is less than 6000 square feet.
I strongly feel that these changes would have a detrimental effect on both my business and property
values, and will have a negative impact on other properties nearby.

Dear City of Southlake-Planning and Development Services,
Aishwarya Properties and TMA-CHA are requesting 4 variance to the current plan for River Oaks Drive. As a property
owner in the area 200 feet from Lot 7, 1 request to state my opposition to the Zoning Change and Site Plan for River
Oaks, Lot 7.
1 oppose the variances based on the following reasons:
• The original plan for Lot 7 provided a parking ratio of 1 space per 176 square feet,the proposed
variance request 1 space per 274. The office park is under an agreement of shared parking. Increasing the
parking ratio will cause stress on the complex forcing overflow cars to the street parking.
• A variance is being request to change the architectural style from Colonial and Greek revival
consisting of brick, gables, columns and porches to a contemporary style with seamed metal roof, stucco and
veneer. Southlake is known for cohesive developments,this dramatic difference in style in a failure to follow
original design concepts. Allowing the modification would set precedents for other developments to create mix
design elements in business parks.
• The current plan prohibits the use of flat or low slope roof under 6,000 square feet. The
application is requesting to use of a flat roof. TMA-CHA stated in the initial P&Z meeting part of the flat roof
section will house the air conditional unit. I am not aware of any current development in Southlake allowing flat
roofs with mechanical units.
• Lot 7 is part of a 100 year flood plain and will require special attention to ensure water flow to
the creek behind the lot.
The current plan for River Oaks was approved February 7, 2006 by City Council, under the concept of Stonebridge Park.
The residents of Jellico Estates and Timberline were involved in the design concept of the development when zoning
was changed to "S-P-2" with"O-1". To complement the history of Jellico Corners great thought went into the concept
plan to provide a timeless building style and complex.
As an involved citizen, and the benefit of Southlake, it is my hope you will oppose the variance request on Lot 7 of the
River Oaks Site Plan.
