Please demonstrate that the followine conditions are applicable to the requested sien variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
1) Our development project consists of three buildings, and each building has a little less
than 6,000 square feet.
2) Average size of physician offices run from 1,500-2,500 square feet. Therefore,we
estimate to have a total of 8-9 tenants for all 3 buildings.
3) The current sign ordinance allows only six sign panels per a sign monument, and also
limits post only one tenant per each sign panel. As such,we are short minimum of two
sign panels.
4) We found that it has been extremely difficult or even almost impossible to lease any
space without allowing sign panel on the monument.
5) It is very confusing or misguiding to general public that a tenant name is not posted on
the sign monument like all other tenants,while they are in fact located in the office park
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self-imposed.
1) Our project consists of three re-platted lots, one building on each sub platted lot, and one
of the lots has been sold to third party. However, all three buildings have been developed
as one project, and all three buildings are bound by the Cross Access Reciprocal Parking
and Maintenance Agreement,which is also recorded at the Tarrant County Clerk Office
accordingly.
2) Office buildings of the similar size normally have more than three tenants average for
each building. Many of the office parks even one's with two buildings along
Southlake Blvd have more than six sign panels on their monument. If not impossible,
it will be extremely difficult to handle three buildings with one sign monument of only 6
panels.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
1) All three of our buildings have Southlake Blvd addresses, and these addresses will be
displayed on our sign monument.
2) Our project is in line with the City of Southlake 2030 Comprehensive Plan.
3) Our proposed sign monument will have a neat and clean appearance.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
1) Our design of sign monument will fit well with the fagade of the building wall, character
of our development project, and city's long term direction, such as Southlake 2030.
2) Unlike retail strip centers,most office parks (especially medical office parks) are subject
to many tenants. We may have similar number of tenants as other medical office parks,
which may be to three tenants per building.
