EXECUTIVE
SUMMARY: Brown Company Partners, LLC is requesting approval of Variance to Plat
Expiration to extend the validity of case ZA14-124, Plat Revision for property
described as Lot 1, Block A, Ravenaux Village, an addition to the City of
Southlake, Tarrant County, Texas and Tract 6J, Thomas M. Hood Survey, Abstract
No. 706, City of Southlake, Tarrant County, Texas and located at 200 Countryside
Ct. and 245 W. State Hwy. 114, Southlake, Texas. Current Zoning: ""S-P-2"
Generalized Site Plan District. SPIN Neighborhood # 5.
REQUEST
DETAILS: The purpose of the request is to gain approval of a Variance to Plat Expiration to
extend the validity of the Plat Revision for the Southlake Plaza Office
development. The original expiration date for the Plat Revision was December 2,
2015, which was one year after the date of approval. Section 4.01(1)(2) states that
a Plat Revision which has not been recorded in the County Plat Records within
one year of the date of approval shall expire. The Plat Revision was approved by
the City Council on December 2, 2014 and it expired December 2, 2015. On June
7, 2016, the City Council approved a variance to extend the validity of the plat to
September 30, 2016. On September 20, 2016, City Council approved a Plat
Extension to extend the validity of the plat to December 31, 2016. The applicant is
obtaining signatures from the franchise utility companies to abandon a 15'
Drainage and Utility Easement on the plat and construction of the infrastructure for
the project is ongoing, so the applicant is requesting a Variance to Plat Expiration
to extend the validity of the plat to March 31, 2017.
If approved by City Council on January 17, 2017 the following expiration date shall
be adopted:

HISTORY: - A Final Plat was approved in January 1988.
-"C-1" zoning was placed on the southern portion of the property with the
adoption of Ordinance No. 480, in September 1989.
- A Zoning Change and Site Plan (ZA07-005) from "AG" Agricultural District
and "C-1" Neighborhood Commercial District to "S-P-2" Generalized Site
Plan District with "C-3" district uses for Chapel Crossing Shopping Center
to develop 5 buildings totaling approximately 45,000 square feet of retail
floor area was approved August 7, 2007.
- A Zoning Change and Concept/Site Plan for Southlake Office Plaza
(ZA13-106), from S-P-2 Generalized Site Plan District to S-P-2 Generalized
Site Plan District on October 7, 2014 to allow for the development of an
approximately 51,000 square foot, three-story office building in the first
phase (Site Plan) and Concept Plan approval for a Phase 2 expansion with
approximately 23,000 square feet of floor space was approved on October
7, 2014.
- A Plat Revision for Lot 1 R, Block A, Ravenaux Village (ZA14-124) was
approved on consent December 2, 2014.
- A variance to extend the validity of the Plat Revision for Lot 1 R, Block A,
Ravenaux Village (ZA14-124) to September 30, 2016 was approved by
City Council on June 7, 2016.
- A Plat Extension to extend the validity of the Plat Revision for Lot 1R,
Block A, Ravenaux Village (ZA14-124) to December 31, 2016 was
approved by City Council on September 20, 2016.
STAFF COMMENTS: Due to the limited nature of this request, no review comments were
prepared for this item.
