Item 4H - Plat Expiration Extension Letter Richard Schell Planning and Development Services O City of Southlake 1400 Main Street BROWN COMPANY Southlake,Texas 76092 David Karr Brown Company Partners, LLC 4111 Rawlins Street Suite 401 Dallas,Texas 75219 RE: Southlake Crossing Plat Approval Richard, The City Council approved the plat revision for Lot 1R,Blk A,Ravenaux Village Addition on December 2,2014.A plat revision which has not been recorded in the county plat records within one year of the date of approval shall expire. The plat expired December 2,2015. We request that the plat expiration date be amended and extended to March 31,2017 such that it can be filed prior to construction of our project. BACKGROUND: Since 2014,Horizon Investors LLC,the owners of the land described above,had been having substantial issues with their development partner,which led to delays and eventual expirations beyond the control of Horizon Investors. In January 2016,Horizon Investors removed their existing development partner and hired Brown Company Partners to develop the previously-approved 51,000-SF office building on the site. Brown Company is planning on getting underway with construction in February 2017. In anticipation of this commencement,we humbly request that the plat application expiration date be amended to March 31, 2017. Thank you for the courtesy given us in being able to make this request.
