Dear Mayor Hill and City Council:
The applicant, Verizon Wireless, requests approval of modification of the site plan for its
facility at this location in order to permit modifications to Loading Dock #4 as shown in
the plans provided to city staff. The applicant requests a variance to allow the proposed
landscaping as an alternative to the 10' solid screen wall for loading docks intended for
tractor/semi-trailer delivery in the Corridor and Residential Adjacency Overlay Districts.
Applicant requests approval for realignment of the existing loading dock and loading
driveway in order to make it easier, safer, and quicker for trucks to back into the loading
area and unload the same type of cargo that is being delivered th e now (i.e. there would
be no change in the type of delivery made at this dock with or without the proposed
changes). The existing loading dock height would remain at the current level. The loading
driveway would be lowered at the loading dock end to make the loading area level, which
would make the back end of trucks at the dock lower relative to the building than they are
now. Other proposed modifications include relocation of bollards and a fire hydrant, a
"Deliveries Only" sign, roll -up doors into the building at the same location as existing
swinging doors, hand rail similar to the existing handrail to go around the edge of the
revised loading area, a canopy over the loading dock, stairs and handrail to the new lower
base of the loading dock driveway, and a scissor lift to replace the existing loading lift (to
accommodate the greater depth from the top of the loading dock to the new
excavated/levelled loading driveway at the loading end). Applicant proposes to retain all
existing landscaping, and to add new landscaping to enhance the existing screening of the
loading dock and loading area, as shown in the landscape plan provided to city staff.
