Continental Blvd. (the “Property”) David, On behalf of The Jenkins Organization (“Applicant”), please find enclosed a site plan application for the development of a high-quality, self-storage facility on the Property (the “Project”). Applicant recently entered into a contract to purchase the Property from Bodies Made Elegant, LLC, long-time owner of the Property. The Property consists of approximately 2.3 acres of land and is described as Lot 2, Block 1, Greenlee Business Park Addition. The Project consists of an approximately 101,295 net square foot building with a footprint of approximately 33,765 square feet. Additionally, the building consists of approximately 101,383 gross square feet, which includes the architectural wing walls on all floors. The building will be three stories, with a maximum height of 35 feet. Site coverage is a low 36 percent, with total impervious cover of only 73 percent. Due to the current Light Industrial (I-1) zoning of the Property, the mini-warehouse (i.e., self-storage) use is allowed as a matter of right. Sec. 26.2(c)(28). The Property does not appear to be located in either the Corridor or Residential Adjacency Overlay. See Sec. 43. Based on Applicant’s review of the applicable city development regulations, this application does not appear to include any variances to said regulations.
