A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT
SPECIFIC USE PERMIT FOR TEMPORARY CONSTRUCTION
AND/OR SALES FACILITIES WITHIN THE CITY OF
SOUTHLAKE, TEXAS, LOCATED AT 285 SHADY OAKS DRIVE
AND 450 WEST SOUTHLAKE BOULEVARD, BEING
DESCRIBED AS TRACTS 1CO3, 3C, AND PORTIONS OF
TRACTS 1CO2, 1B, 3C1, AND 3C1A, L.G. HALL SURVEY,
ABSTRACT NO. 686, AND LOT 2R2, L.G. HALL NO. 686
ADDITION, CITY OF SOUTHLAKE, TARRANT COUNTY, TEXAS,
AS DEPICTED ON THE APPROVED SITE EXHIBIT ATTACHED
HERETO AND INCORPORATED HEREIN AS EXHIBIT "A" AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit Specific Use Permit for Temporary Construction
and/or Sales Facilities has been requested by a person or corporation having a proprietary
interest in the property zoned as "CS" Community Services District, and,
WHEREAS, in accordance with the requirements of Section 45 1 (46) 45.18 of the
City's Comprehensive Zoning Ordinance, the Planning and Zoning Commission and the City
Council have given the requisite notices by publication and otherwise, and have afforded the
persons interested and situated in the affected area and in the vicinity thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of such
Specific Use Permit is in the best interest of the public health, safety, morals and general
welfare of the City
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for temporary construction and/or sales facilities on
non-residential property located at 285 Shady Oaks Drive and 450 West Southlake Boulevard
and being described as Tracts 1CO3, 3C, and Portions of Tracts 1CO2, 1B, 3C1, and 3C1A,
L.G Hall Survey, Abstract No. 686, And Lot 2R2, L.G. Hall No 686 Addition as depicted on
Resolution No. 16-055 Page 1
the approved Site Exhibit attached hereto and incorporated herein as Exhibit "A" and
providing an effective date, subject to the provisions contained in the comprehensive zoning
ordinance and the restrictions set forth herein
The Specific Use Permit for Temporary Construction and Sales Facilities for
The Marq Champions Club and the Southlake Tennis Center was granted
allowing a total of nine (9) temporary trailer facilities on Bicentennial Park
property to accommodate the current construction projects, subject to Staff
Report dated November 29, 2016, granting the variance requested as to
temporary sales and/or construction facilities being required to be at least 200
feet from any occupied residence and noting that all of the temporary facilities
for The Marq Champions Club construction project are less than 200 feet of the
residences located across Shady Oaks Drive; the landscape planting around
the construction and sales trailers will be per the exhibits provided this evening;
also noting temporary banner signs for membership sales trailer along Shady
Oaks Drive are permitted and allowing the banner sign on the west side of the
trailer along Shady Oaks Drive to be a maximum of 320 square feet and
permitting the banner sign on the east side of the trailer facing the parking lot to
be a maximum of 128 square feet, also allowing a banner sign on the trailer
housing the temporary pro shop and tennis center office not to exceed 30
square feet. The Specific Use Permit for the trailers associated with The Marq
Champions Club shall be valid for 24 months following installation of the first
trailer and for the tennis center shall be valid for 18 months following installation
of the first trailer
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
PASSED AND APPROVED THIS 6th DAY OF DECEMBER, 2016.

Subject:SUP Application Southlake Marq Champions Club Temporary Trailers
Dear Planning and Zoning Department
The Community Services Department is submitting a Specific Use Permit application to
place seven temporary trailers for a construction project to build the new Marq Champions
Club buffing and other site improvements at the Marq located at 285 Shady Oaks Drive.
The project is anticipated to be completed within 24 months.
Six 12ftx56ft trailers will serve as constriction trailers for the contractors and will be locate
near Shady Oaks Dr. 672sf x 6=4032 sf total These trailers will remain onsite for the
duration of the project Floor plan provided is subject to change depending upon
availability.
The other 12ftx60t trailer will serve as the new membership sales and staff office. 720 tote
sf_ This trailer will be located near Shady Oaks Dr. ADA access ramps with a deck and
more than two parking spaces will be available.. This trailer will only be onsite during the la
6-8 months of the project duration_ Floor plan provided is subject to change depending
upon availability.
Landscaping comprising of 5 gallon shrubs minimum every 4f1 will be provided around the
skirted bases of the trailers_ There is existing landscaping along Shady Oaks that will provi
additional buffer for the sales trailer.
Signage identifying the Champions Club will be placed on the sales trailer and fencing and
contractor signs/logos may be placed on the construction trailers.
All the trailers will be placed within 200ft from the residences across Shady Oaks Dr.A
variance is being requested.

new Tennis Center building and other site improvements located within
Bicentennial Park located at 450 W_ Southlake Blvd_ The project is anticipated
to be completed within 18 months_
One 12ftx56ft trailer will serve as a construction trailer for the contractor and
will be located behind an existing restroom building_ 672 total sf_ Floor plan
provided is subject to change depending upon availability.
The other 24ftx60ft trailer will serve as the temporary tennis center pro shop
and office while the new building is under construction. 1440 total sf_ ADA
access ramps and more than two parking spaces will be available. Floor plan
provided is subject to change depending upon availability.
Landscaping comprising of 5 gallon shrubs minimum every 4ft will be provided

Signage identifying the tennis center will be placed on the pro shop trailer and

The request includes banner signage for the two temporary sales facilities and
along the Marq construction fencing. The temporary facility that will be used to
solicit club memberships is as shown on this slide. The proposed banner (one)
for the temporary tennis pro shop and office will be used to identify the facility.
This banner will meet the sign ordinance regulations. - 30 square feet.
