The property is located at 2360 Dean Way. 2 The future land use is Industrial. 3 The current zoning is “I-1” Light Industrial District. 4 Aerial View Lot 5R This is an aerial view of the Legends of Southlake. 5 Approved Concept/Site Plan (ZA15-025 and ZA15-026) Site Plan to allow a 2-story building on Lot 5 Lot 5R This is the approved site plan for lot 5R to be developed as a 2 story building. Lot 5R was approved for a two-story building with approximately 31,170 square feet of floor area (ZA15-025). The applicant is now proposing a single-story building with approximately 15,242 square feet of floor area. The building fits within the same footprint as the previous site plan. Lots 1, 2, 3, 4 and 6 have been constructed to date along with the parking lots, only Lot 5R remains to be built. The purpose of this item is to gain approval of a revised site plan to change from a two story building to a one story building. The floor area will be reduced from approximately 31,170 square feet to approximately 15,242 square feet. The building fits within the same footprint as the previous site plan. The building materials and colors are consistent with the previously approved plan and buildings 3, 4, and 6 which have already been constructed. The zoning approval of this property back in 2015 permitted the two story the ability to be constructed with a revised site plan as a one story building. The materials will match closely with the existing buildings within the development. The proposed building meets the vertical articulation. The plant material includes cedar elm, live oak, red oak crape myrtle and yaupon holly trees and dwarf yaupon holly, Indian hawthorn and Nellie R Stevens shrubs.
