C3 Futures Baseball training Academy is seeking approval of a Specific Use permit for an indoor baseball training academy located at 1215 Brumlow Avenue. A specific use permit is required
for this facility to allow a commercial school, including a trade school, in the “I-1” Light Industrial District (not allowed by right in the “I-1” district).

This is the site plan showing the parking lot layout and interior building layout. The applicant is providing 18 parking spaces for the facility. The indoor facility will consist of
6 batting/pitching lanes, office, and a lobby area within a 6,072 square foot existing building. No training will occur outside the building. The property is surrounded by an existing
8-foot wood and masonry steel post fence on the north, east and south property line and an 8-foot wood and masonry column fence and gate along the west building façade frontage. The
programming of the facility will allow up to 16 total students including 10 team players and 2-6 individual training players.
The hours of operation are:
Monday – Friday: 3:00 pm
- 9:00 pm
Saturday: 10:00 am - 5:00 pm
Sunday: 1:00 pm - 6:00 pm
No HVAC for the building is planned at this time. Doors may be opened during operation hours. This facility may be
subject to the City of Southlake Code of Ordinances Article III, Chapter 11, Noise Nuisances during operation hours with open doors.

Section 45. Specific Use Permit
45.19 IN CONSIDERING WHETHER TO GRANT A SPECIFIC USE PERMIT FOR COMMERCIAL SCHOOL, INCLUDING TRADE SCHOOL, THE CITY COUNCIL SHALL CONSIDER THE FOLLOWING:
1) Safe access for the ingress
and egress of students, pedestrian, parking and vehicular traffic, including the identification of student drop-off areas.
2) Adequate illumination will be provided at night to protect
the safety of those persons entering and exiting the site.
