Kimball Avenue ZA16-097 On behalf of SP Southlake-Kimball, LLC, Adams Engineering & Development Consultants is requesting approval of a Plat Revision for Lots 1-3, Block A, Pinnacle Point being a revision of Lots 1-3, Meadow Oaks Addition. The purpose of this request is to accommodate the approved site plan for Pinnacle Point, Lots 1 and 2 and establish Lot 3 for future development. The property is located at 305, 395 and 405 South Kimball Avenue. 2 3 4 The approved Pinnacle Point office development is located on the east side of S. Kimball Avenue, directly across the street from the Cleburne Eubanks Intermediate and George Dawson Middle school campus. 5 Approved Site Plan for Lots 1 & 2 Lot 3 - A zoning change and site plan / concept plan for Pinnacle Point was approved with limiting conditions: S-P-2 zoning approval was granted for the entire property, however, the site plan and building elevations were only approved for Lots 1 & 2. A site plan and rezoning approval by City Council will be required for the remaining Lots (3 through 6) in order to construct buildings on those lots…  (Planning Case ZA15-115) 6 Final Plat for Meadow Oaks Addition (1979) This slide shows the Final Plat for the Meadow Oaks Addition which was filed in 1979. Lots 1 through 3 (at top) are the subject of this plat revision 7 Proposed Plat Revision The proposed plat revision is consistent with the previously approved zoning change and site plan/concept plan for this development to include the variance that all lots not be required to front on a public or private street. There are no variances being requested with this application. 8 Approved Tree Conservation Approved tree preservation of approximately 30% of existing tree canopy. Existing tree canopy coverage is approximately 31.4%. The approved tree conservation for this development is approximately 30% of the existing 31.4% existing tree canopy coverage as shown. 9 November 17, 2016; Approved (4-0) as presented, subject to the Staff Report dated November 11, 2016 and Plat Review Summary No. 2 dated November 9, 2016.
