The proposed subdivision is shown as Concept A.I by G&A Consultants(dated 30 Aug 16)and is attached as flute ll 1. The following data are pertinettt; 1) The Site has a grossarea of approximately 3.106 :res. 2) The Site is proposed to be subdivided into two separate lots(Lot I &Lot2)having Gross areas of 1.636 and 1.392 acres,respectively, A Right-of-Way dedication of 0.070 acres along North Kimball Road is also proposed. 3) The western property boundary abuts Corps of Engineers property along Grapevine Lake. A Flowage Easement along this boundary results in a reduction to;het,meas of the proposed lots of 1.133 and 1.001 acres,respectively. 4) These Ale t areas meet the current iniriimum sizing of 1.00 acre for tot sizing per current Texas Commission oft >,rtvironmental_, ctrl t)i„(TC}.__ )and Tarrant County I IGGItt[11 cR<31tm�rtl C7 Ci ID)requirements.This regardless of the water supply source. 5) Residence sizes of less than 4,500 square feet living area(rive Bedroom design equivalent)are proposed on each lot, 6) The TCEQ Design Flow(Q)from residences of this size is 360 gallons/day are to be inswiled), 7) The max-irrrum net area required for an OSSF installation for this Design Flow is 5,625 square feet(360 gpd/0.064 gal/sf/day). 8) These proposed lots have arews available Ibr OSSF construction(after deduction of the area of TCEQ required setbacks)greater than this maximum amount, 9) The lots are heavily wooded. 10) The lots have slopes of less than approximately 15%. 11) No water wells are located on or near the.site.Any proposed water wells shall be"pressure cemented”per T'CEQ requirements. 12) Into soil borings were conducted on the proposed lots. 13) Submittal of Site Specific OSSF Designs for these sites will require a Site Evaluation(per TCEQ recommendations)and the proposed location of al!proposed site improvements.
