The 15.872-acre property is currently zoned C-3 General Commercial,SF-1A Single Family Residential,and CS Community Service. The property is bound to the north by SH 114. To the east and southeast is the Methodist Southlake Hospital site. The property to the southwest along North White Chapel was a single family homesite, but the house has been razed. Included with this submittal is a letter from that property owner indicatins his intention to rezone the property in the future to conform with the Southlake 2030 Future Land Use Plan. All surrounding properties are designated as"Mixed Use" on the Future Land Use Plan. The site is within the SH 114 Corridor Overlay District, and a prentation was previously made to the SH 114 Overlay Corridor Committee. The first phase of development will consist of a 6-story full service hotel on 6.280 acres (Lot 1) and will include 240 rooms, a conference center with meeting space and ballroom, a high end restaurant and bar, as well as associated landscaping,surface parking, utility, and drainage infrastructure. A detailed site plan for Lot 1 is included with this submittal. The second phase of development, which includes the remaining 9.592 acres, is shown conceptually. It will ultimately be developed based on market demand, at which time final site plans will be provided accordingly. Sign approval is not intended with this zoning submittal.
