Re: Block 4R1—The Residences
Satisfaction of Conditions to Construction Commencement
Dear Ken:
As of November 9,2016,we have met the conditions to commencement of construction laid out in
Council's 11/19/2013 motion to approve the Parkview Residences. Although the civil plans are now
ready for permit, we will present our request to Council next Tuesday for a slight extension of the SUP
construction commencement date from November 20,2016 to January 31,2017. The purpose of this
request is to push construction outside of the upcoming Holiday season,which we expect to be busy.
The following is provided in evidence of the satisfaction of conditions to moving forward.
1. City Council Conditions
A. A minimum of 55%of the Garden District Brownstones lots have been sold.
Attached is a letter from Real Estate Investment Services ("REIS"), documenting
the lot sales and related transactions (including plat amendments, etc.) in the
Garden District. I've highlighted the 19 lots that are submitted in support of the
pre-sale requirements: Lots 2, 3, 4, 5, 6, 7, 8,9, 10, 11 and 12 of Block 21; Lots
31R and 32R of Block 24;and Lots 1, 2, 3,4, 5,and 6 of Block 25.
These 19 lots out of the original 33 Lots (57.6%) have been sold and have a
poured concrete slab and a water connection. Note that through re-platting the
original 33 lots has been reduced to 30 lots. Measured against the 30 lots,the
19 lots under construction is 63.3%of the total lot inventory.
B. 50%or more of The Residences have been pre-sold. In the final design,the unit
count was reduced from 38 to 36 condos (which slightly increased the average
size of the Residences). 18 of 36 Residences (50%) have been pre-sold, as
documented in the attached letter from Chicago Title.

Documentation of 50% Pre-Sales
Dear Mr. Baker:
I am writing this letter to confirm that Chicago Title at 14160 N. Dallas Parkway,Suite 810,
Dallas,Texas, 75254, is handling the pre-sales transactions for Parkview Condominiums
Development, LLC, in the acceptance and closing of the purchase contracts for the to-be-built
property located at 350 Central Avenue, South lake, Texas, 76092.
At the request of Parkview Condominiums Development, LLC, Chicago Title is confirming that
we have opened files in escrow for eighteen (18)firm and binding contracts to third parties
with non-refundable deposits, subject to and in accordance with their terms. The eighteen (18)
contracts represents fifty percent (50%) of the total thirty-six(36) condominiums for sale in the
building.
