Item 6 - NarrativeC3 Futures – “Declaration of Use” 1215 Brumlow Avenue in Southlake, TX 76092 C3 Futures is a baseball training facility set up specifically by appointment only. Operating hours are Monday through Friday 3pm-9pm mainly after school as students are in class during the day. Saturday and Sunday hours vary depending on the season s but general hours will be 10am-5pm on Saturday and 1pm-6pm on Sunday. Traffic during the peak hours is very light as we do not have transition traffic like most do based on our break windows from sessions. Sessions will have a 15-minute break to avoid any backups even thought we are significantly under the occupancy load maximums. We will have private and group training sessions that are structured in one hour and half hour increments. We also have team training that can last up to 1.5 hours on any given day of the week and weekend. Team training is based on a team made up of up to 11 players maximum and one instructor. The facility will have a total of 6 cages for private training and max capacity is 12 persons at one time keeping us well under the max occupant load of 25 persons at one time. Our group training usually consists of 3 students to 1 instructor and most always they are carpooled together after school making the total persons inside much lower than allowed. Private and group training in this specific business is mainly for drop off and pick only. We are not an arena or assembly where we have spectators or bleachers to watch an event or competition. This is a very detailed training process where the instruction is mainly one on one to achieve the highest results for each and every client. The building has one ADA compliant bathroom and is equip with a first aid kit for any minor scrapes or ailments in case someone was to injure themselves. We have had this exact business in Roanoke, TX now since September of 2009 and never once have even had to give out a band-aid given the nature of what we do. All entrances and exits are clearly marked to code as well as the parking lot and ADA requirements. Parking lot has 18 full spaces and also a handicap spot properly marked to code. The building itself is located within 1 mile of the Southlake fire department and in case of an emergency they would be called and would be able to respond very quickly based on the location.
