Property described as portions of Lots 1 A, 2A, and 3A, Block 1 , Chivers Addition, C
originally platted as Tracts 1 , 2, and 3, Block 1 , Chivers addition, an addition to the i
City of Southlake, Tarrant County, Texas in the Larkin H. Chivers Survey, Abstract No. 0
300, and portions of Lots 1 and 2R, Block A80, Peck Addition, an addition to the City z
of Southlake, Tarrant County, Texas and located at 1313, 1325, and 1350 N. White
Chapel Blvd., and 301 and 319 E. State Highway 114, Southlake, Texas.
The site will be zoned S-P-2 (Generalized) site plan district with office, hotel, commercial, and
retail components. Those guidelines applicable exclusively to each are called out by land
use. Those guidelines not specified are applicable to all land uses. Unless stated otherwise,
projects must comply with zoning requirements specified in the 114 corridor overlay zone
(section 43) as well. In addition to this document, all projects must comply with Delta
Southlake Center- Proposed Permitted Uses and Development Regulations for S-P-2 zoning.
There guidelines primarily address the following:
1. Construction Quality:
These guidelines establish material, dimension, and workmanship standards.
2. Capturing Essential Visual Qualities: overall planning and building development shall
align with the design intent for the Delta Hotel. Individual buildings shall be designed to
reinforce the pedestrian orientation.
The following Guidelines are intended to address these two important goals and in so
doing promote a project for Southlake that is unique to the town and an
achievement for both the developer and Southlake.
All designs are subject to review by the owner and master plan architect for the S-P-2
zoning area, and must conform to Southlake approval procedures. All projects will
require mock-up panels and finish material boards for approval. Any items not
generally described in this document are subject to review for conformity with
established Southlake Guidelines

STREETSCAPE, COURTYARDS, AND WALLS
0 Exterior Paving
Z
Exterior Paving is defined as the surface treatment of roadways,walkways, parking areas, and
Q plazas.
Material:
0 Roadways and Parking Lots: Cast in place concrete meeting the Town of Southlake
and TxDOT standards
w0 Walkways: Cast in place concrete: integral color, stained, acid washed, sandblast,
broom finish
X 0 Plazas and Courtyards: Cast in place concrete: integral color, stained, acid washed,
sandblast, broom finish, concrete pavers, pavestone or similar; decomposed granite with
binder. Crushed granite in courtyard spaces is allowed where ADA circulation paths are not
needed.
Any concrete paver, stain or integrally colored concrete shall compliment the architectural
color scheme at the time of construction. Mock-up panels of a minimum of three colors per
selected material shall be provided for selection and approval.
Any other site paving not listed above shall adhere to the Town of Southlake's or TxDOT design
and construction standards; i.e. curbs, ramps, decel lanes, etc.

J Retaining Walls:

The following guideline is intended to establish the qualities of appearance and
construction that retaining walls within the project should have. This guideline
addresses features related to the construction of retaining walls.

LU Where site retaining or freestanding walls are needed, natural stone shall be utilized.
Cut stone with sawn or natural faces, running bond or stacked stone. Solid caps shall be
used for all walls and can either match the vertical stone face or be capped with a cut
cast stone or similar material. Mock-up panels to be provided for final color, pattern and
craftsmanship for approval.

Ornamental Metalwork

Ornamental metal is defined as metal stock used for the construction of gates, grills, Z
handrails, guardrails, and fences. All fencing is required to meet applicable building and D

Gates are defined as a hinged barrier used to close an opening in an enclosure. This section

Wood Gates
Material:
• wood can be natural or synthetic to resemble wood. Color should be
similar to finish of Delta Hotel final wood selection
• Prohibitions: The use of sheet lumber (such as plywood, composite board or
Masonite) for gate construction
Metal Gates
Material:
• Frame and Structure: Solid Bar (square or round section), Iron or Ferris Wrought Iron,
or structural tubular steel.
• Panels: Metal plate.
• Prohibitions: vinyl, or polymer
• Metal should be finished to match approved metal or storefront color on the project

Landscape: Z
The approved Concept Landscape Plan, the Town of Southlake Landscape and
Bufferyard requirements should be used in developing all landscape design. It is
preferred the landscape design uses patterns, groves, orchard's and massing concepts D
for planting design layout. Small residential style planting is discouraged.

Note the plants listed above are recommended plants and are not meant to be
restrictive to other plant material that may fit within the desired range as outlined.

welded embellishment. Hardware must be coated with weather resistant finish.
Color must be complimentary to approved metals or storefronts listed in the
material regulations
Articulation:
• Relationship to the opening served: Awning size must be compatible with the
opening size served by the awning.

Z Material Regulations
The following list of materials is intended to be a guideline for which all future development

_ is measured against. It is intended as a performance specification and not prescriptive. All
final materials should be submitted as samples to the City for compliance to the overall S-P-
Q 2 development. Unless stated otherwise here within, all development shall comply with
Southlake Masonry Ordinance (Ordinance No. 557-A)
LU STONE

Q General: Stone shall be smooth or rough face, sawn cut edges. Color to match

~ Coursing and Patterning
Q Stone coursing shall be linear in orientation. Consistent dimension of height across
the row is required. Varying length of stone pieces within the row is acceptable
• Prohibitions: River rock rubble and overly regulated ashlar patterns as well as mosaic
patterns
STUCCO
Material:
• General: stucco must comply with Southlake 7/8" 3-coat stucco requirement
• Color should complement the selected color palette that follows this section
WOOD
Material:
• General: wood can be natural or synthetic to resemble wood. Color should be
similar to finish of Delta Hotel final wood selection. Careful consideration should be
given to any exposed wood for weather, maintenance, and general appearance
GLASS
All glass for the development shall meet current applicable energy/building codes for
Southlake at time of construction. The glass listed below is intended for use of color
application and not future performance specification requirements. Highly reflective
and/or mirrored glass is prohibited
Material:
• PPG -Solargray Glass + Glass Below; or equal
METAL
Material:
• General: metal should be smooth finished, not textured. Metal must be finished and
cannot be glossy in finish
