Request for Extension
Dear Ken:
As of October 17, 2016,we are on track to meet the conditions to construction laid out in
Council's 11/19/201.3 motion to approve the Parkview Residences. However with the Holidays
approaching and plans just going in for permit, we are requesting Council's consideration for a
slight extension of the SUP from November 20, 2016 to January 31, 2017.
The request.to extend is enclosed for the City's consideration. The following is provided in support of
this request.
1. City Council Conditions
A. A minimum of 55%of the Garden District Brownstones lots have been sold. 21
of the original 33 Lots (64%) has been sold. [Note that the combination of some
of the original lots for larger Brownstones has reduced the lot count from 33 to
30 lots. 21 of the 30 current lots yields 70%of current lots that have been sold.]
As required, each sold Brownstone lot has a poured concrete slab and a water
connection.
B. 50%or more of The Residences have been pre-sold. In the final design, the unit
count was reduced from 38 to 36 condos (which slightly increased the average
size of the Residences). 18 of 36 Residences (50%) has been pre-sold. We are in
the process of final documentation of these pre-sales.

2. Building Permit. The civil plans for the Parkview Residences have been submitted.
WDG Architects is finalizing the construction drawings for the building
improvements, which are expected to be submitted in next few weeks.
We expect to be ready to begin construction of the first project (relocation of a sewer line
that is outside of the platted easement) within the next 30 days, subject to receipt of the
necessary permit and the City's validation of the conditions to construction summarized
above. Given the tight time frame, we are requesting this extension to avoid any last
minute complications. As well, it will allow us to push the heavier part of the construction
into the New Year, avoiding the busy Holiday season ahead.

Given the simple nature of this request, we are also requesting that this be considered a formal I
submittal so that we have time to appear before Planning and Zoning and City Council before
the November 20, 2016 construction deadline.
