FORUM SUMMARY: Property Situation: 1825 Maranatha Way Development Details: Zoning Change Concept Plan request for a 16-lot Single Family Residential Gated Subdivision; currently zoned SF-1B and AG, requested zoning SF-1A. Approximately 18.354 acres One existing residence to remain One access point from Maranatha Way Four to five thousand square foot houses on minimum 1-acre lots Previously introduced at SPIN March 22, 2016 under SPIN2016-12; proposed as 13 lots with access from Davis Blvd. Exhibit presented at SPIN: QUESTIONS / CONCERNS: Which side of Maranatha will you take right of way from? Take right down the center and widen equally R Creek will prohibit going too far east; will you level land or leave trees? Southern end has drop off; density is low. Will keep natural grade and R save as many trees as possible. What will the entrance look like? We do not want to see a massive overwhelming entrance. The entrance will have a gate. We do not have architectural detail yet R open to suggestions. Will there be any homes under 4,000 square feet? No R What type of architecture are you planning? Custom homes; masonry; Mediterranean, possibly R Will the road be concrete all the way to Randol Mill? Yes R Who pays? The developer R Have they secured the property for right of way? Not sure yet R Discussion ensued regarding waterways, storm water detention, creek, proposed fountain and water flow Is the existing water line going to be sufficient? A hydro-study will be done to ensure fire protection and water pressure R will be sufficient Septic or sewer? Septic R We are very concerned about traffic; this is a huge deviation from whats existing Will the homes be owner occupied? Yes R Interior roadways concrete? Yes R Who is the owner? Sri Reddy R 16 investors, all know each other? Yes R Have you developed before? No R Are sidewalks required? Yes, they are a requirement of the site plan at City Councils discretion R Are you keeping the existing house? Yes R This is a group development? A family? Not blood relatives.. friends or colleagues R Will the sidewalk go all the way to Randol Mill?
