Item 6E NarrativeSeptember 12, 2016 Mr. David Jones, AICP, Principal Planner City of Southlake, Texas 1400 Main Street, Suite 310 Southlake, Texas 76092 RE: Fireplug Inn Expansion Dear Mr. Jones, Homeyer Engineering, Inc. is producing the site plan for the proposed expansion of the Fireplug Inn, a facility providing specialized daycare, grooming, and hoteling services for small dogs. The project site is located at 2251 E. Continental Boulevard in Southlake, Texas. The land is currently platted into two lots, Lots 3R11 R1 and 3R11 R2 of the Green Meadow Subdivision, C.B. McDonald Survey, Abstract No. 1013, Tarrant County Texas. These lots will be replatted into a single lot, Lot 3R11 R3, by minor plat. The project site is separated from the frontage of Continental Boulevard by an existing building. The proposed work is not visible from the City right-of-way. In order to meet rising demand for the Fireplug Inn's services, the owner wants to build an additional 2,803 square foot wing to the existing building to provide additional grooming and doggie daycare space as well as a 3,400 square foot fully fenced exercise yard. Site, demolition, grading, and drainage plans necessary to show design intent and compliance with City requirements are included in this submittal. The proposed addition receives water and wastewater services through the existing building. Water and/or wastewater design plans are not included as part of submittal. The exercise yard will be fenced with a synthetic composite material fence, Trex Seclusions Composite Fencing (or approved equivalent)(see attached) in a shade of earth brown to match the existing synthetic composite material fence. A tree conservation plan and a landscape plan are included as per City requirements. Color architectural renderings of the proposed elevations are included as per City requirements.
