Re: Addition to Fireplug Inn
Case No. ZA16-087
Dear Mr.Jones,
The Addition to Fireplug Inn is designed to match the existing building in style, height, and color. Our
goal is to provide an addition that appears to have been a part of the original construction. In that
regard we are incorporating red standing seam metal awnings that match metal awnings on the
existing building. We are also proposing shade structure awnings (blue and yellow)to match those
currently used in the existing exercise area.
These items are not in compliance with the Current Zoning Ordinance per Section 33.21. A variance
granting relief from compliance is requested based on the following
as allowed by the Southlake Zoning Ordinance, Section 33.21, e, item (b) and (d).
Copied from the Zoning Ordinance:
33.21 BUILDING COLOR STANDARD FOR NON-RESIDENTIAL BUILDINGS.
e. City Council may grant variances to regulations set forth in Sections 33.21. a. and 33.21.b. To
receive a variance, the applicant must demonstrate one of the following:
(a) A variance will reduce them impact of the project on surrounding residential properties,
or
(b) Compliance with this ordinance would impair architectural design or creativity of the
project, or
(c) A variance is necessary to assure compatibility with surrounding developed properties, or
(d) The proposed construction is an addition to an existing project that does not meet the
requirements of this ordinance.
I appreciate you consideration of this variance and am available by email or phone to discuss should
you require additional information.
Sincerely,
