FORUM SUMMARY:
Property Situation: Property is located at 2251 E. Continental Blvd. near S. Kimball Avenue.
Details: The applicant is proposing a 2,800 sf addition to the existing for dog grooming and an
exercise area. The property is zoned "I-1" Light Industrial District and currently has a specific
use permit for the facility. A new specific use permit will be needed for the expansion. The
applicant will need to plat revision for the property to include an adjacent lot for the expansion.
Trees will be planted with the expansion. The proposed addition will match the existing building.

Currently, the project site is divided into two lots. The existing building and outdoor exercise
space are located on one lot. Expansion of the building and adding more exercise space requires
a minor replat of the property to remove the intervening lot line. Plat revision has already been
submitted.

The proposed expansion has been designed to be as compact as possible, preserving most of
the existing green space. Available parking has doubled as shown. No additional water or
sanitary sewer service is needed for this project. There are additional plumbing fixtures
proposed for the expansion but these will use the existing building for service. Work on the
project will not disturb residential neighborhoods and will be mostly invisible from the road due
to screening by existing buildings.

Architectural Elevations
The color palette for the proposed expansion is designed to match the existing building, giving
the appearance that it was part of the original construction. The proposed exercise area fencing
will be durable, weather-resistant synthetic composite material, textured and colored to match
the existing exercise yard fencing.
