To Whom It May Concern:
I currently have a baseball training facility in Roanoke called C3 Futures and I am looking to
move this business to 1215 Brumlow in Southlake. We train athletes in baseball and softball
and have a bigger mission than just sports training. C3 itself stands for Character, Commitment,
and Community.
I am a Southlake resident and my wife Whitney and I have two boys ages 2 and 4 who already
love the Dragon culture. I have spent my entire life here since 1984 and have always had a
dream to someday raise my family in this city as well. We are members of Gateway Church in
Southlake and my wife teaches at the Hills Church for the Christian Preschool where our boys
attend. Living here and getting to coach the kids in the community is certainly an incredible
opportunity and one that is certainly a calling on my life.

In general, we will use this open space 60' X 100' building to be a training facility to teach young
local players in the community ranging from 8 years old to 18. We have teams that represent
C3 Futures of all ages and our goal is to equip them to be the best players and young men and
women they can be. We also get our teams involved into the community by serving those that
are in need. We know that the best way to lead is to serve and its an extremely powerful thing
to serve others in their needs.
About C3 Futures and its daily function:
The scale of operation is very small in comparison to other commercial schools. We are set up
by appointment only for individual lessons and training and or group/team practice. There will
be no more than 1 team indoor at a time along with private training. There are approximately
10 players on a team with room for an additional 2-6 players of training space available. Peak
hours of operation will be from 6-9pm when city traffic has died down and as stated above we
will have a max of 14 cars waiting or dropping off students. We structure teams to come in on
a 15 minute gap so we eliminate transition traffic to help with parking and congestion. We
have 8 parking spaces in the front of the building and 8 on the side properly marked and a
handicap space as shown on the diagram. The Fire Marshall stated we may not need a fire lane
as we are complying with the automated fire sprinkler system for change in use and have
already started the process of getting that planned and permitted. The one bathroom inside is
ADA accessible with proper entry and diameter inside required according to ADA regulations.
