FORUM SUMMARY: Property Situation: 130 S. White Chapel Blvd (southwest corner of 1709 /White Chapel Blvd.) Development Details: • 7.5 acre site —wraps the First Financial Bank • Proposing three buildings that front on 1709 totaling approximately 20,000 square feet — proposed uses are retail • In the southern portion there are five buildings - three that back up to Stratford Park that are one story garden office and the two buildings to the east that back up to the existing office complex are single-story office buildings • Plan is to connect to the existing drives that are already on the property— the one by First Financial Bank; have a driveway to the west that connects to the medical complex, and proposing to tie into the existing drive between First Financial Bank and the existing office buildings on White Chapel • The five office buildings are approximately 30,000 square feet Item 6 SPIN Meeting Report 1 Exhibits presented at E;ouffilako co ons S.P.1. What commercial zoning are you asking for? o Going to conduct traffic study. Full TIA done when the bank came in — will supplement that. Zoning change will be S-P-1 with C-2 uses with the rear portion restricted to office uses • Doing a new traffic study after school starts? o TIA for bank took in background information —we'll do the same thing • Looking for a drive-through? o Have one building that has a proposed drive-through. Would be restricted to casual dine or fast casual; would not have fast food • Are you excluding or including a coffee shop? o Including a coffee shop • Concerned about the traffic on that corner • There is no parking space behind the office buildings? It is office buildings and open space to the fence line? o Correct • How far are the buildings from the fence line? o 40 feet • There are other places available that are empty— why do we need more office and retail? o Have done market studies and believe we can be successful there. This portion of town is underserved • Don't think people would go 1 mile from the Tom Thumb center to Southlake Town Center? o I'm sure they do • When you say there is a forty foot width from the back of the building to the housing development — where are the dumpsters located? o Won't be any dumpsters behind the building • You said traffic will go out on White Chapel and the cut-out by Southlake Blvd., did you say that some was also going to go to the west where the offices for the medical people are? o There is a cross-access that is stubbed out at this location and it only makes sense to make that connection. Proposing to make that connection to that complex. It was meant to be connected • Will you widen White Chapel Rd.? What comes from the TIA? o TIA tells improvements you could make. There is no ROW on either road and they are both built to the ultimate according to the Master Thoroughfare Plan right now. Other than sequencing the lights there is not much you can do with the cross-section of the pavement • Concerned about the traffic pattern. We get a lot of traffic through there. Concerned that putting a drive-through there will lead to more accidents. Concerned about property values. o Only proposing one drive-through • Have had a hard time keeping that strip mall across the street — what is going to make this side any different? o Have a lot of tenants that would like to be here • What is going to keep it from eventually looking like further down 1709 where they are redoing Davis and a lot of those businesses are going out?
