The 6.280 property is currently zoned C-3 General Commercial, SF -1A Single Family Residential, and CS Community Service. The adjacent property to the north is vacant land. To the east and southeast is the Methodist Southlake Hospital site. The property to the southwest along North White Chapel was a single family homesite, but the house has been razed. All surrounding properties are designated as "Mixed Use" on the Southlake 2030 Future Land Use Plan. The site is within the SH 114 Corridor Overlay District. Site development will consist of a 6 -story full service hotel on 6.280 acres (Lot 1) and will include 240 rooms, a conference center with meeting space and ballroom, a high end restaurant and bar, as well as associated landscaping, surface parking, utility, and drainage infrastructure. In addition to the "HC" Hotel District uses, the following shall also be allowed: • Restaurant and bar totaling approximately 6,000 square feet accessed from an interior lobby • Conference Center totaling approximately 11,000 square feet of meeting and support space that includes the ballroom, board room, meeting room, pre -function area and storage Development Regulations • Impervious coverage percentage of up to 75% • Parking shall be per Lot 1 Parking Breakdown (below) • Building articulation as shown on plans • No bufferyard along the Lot 1 north property line • Dumpster located no closer than 5 feet to residential property.
