On behalf of RREAF Southlake Hospitality, LLC (sponsor) we request that the White Chapel Village Delta
Hotel development site, which includes 6.280 acres at the southeast corner of North White Chapel
Boulevard and State Highway 114, be rezoned to S -P-1 Detailed Site Plan District.
The 6.280 property is currently zoned C-3 General Commercial, SF -1A Single Family Residential, and CS
Community Service. The adjacent property to the north is vacant land. To the east and southeast is the
Methodist Southlake Hospital site. The property to the southwest along North White Chapel was a single
family homesite, but the house has been razed. All surrounding properties are designated as "Mixed Use"
on the Southlake 2030 Future Land Use Plan. The site is within the SH 114 Corridor Overlay District.
Site development will consist of a 6 -story full service hotel on 6.280 acres (Lot 1) and will include 240
rooms, a conference center with meeting space and ballroom, a high end restaurant and bar, as well as
associated landscaping, surface parking, utility, and drainage infrastructure.
Sign approval is not intended with this zoning submittal. Sign permitting will be performed separately.

Proposed Permitted Uses and Development Regulations for "S -P-1" Zoning
Permitted Uses
The 6.280 acre site shall include permitted uses as found in the "HC" Hotel District.
In addition to the "HC" Hotel District uses, the following shall also be allowed:
• Restaurant and bar totaling approximately 6,000 square feet accessed from an interior
lobby
• Conference Center totaling approximately 11,000 square feet of meeting and support
space that includes the ballroom, board room, meeting room, pre -function area and
storage
Development Regulations
• Impervious coverage percentage of up to 75%
• Parking shall be per Lot 1 Parking Breakdown (below)
• Building articulation as shown on plans
• No bufferyard along the Lot 1 north property line
• Dumpster located no closer than 5 feet to residential property. The wall enclosure for
the dumpster will serve as a screening wall as well as a retaining wall,
• Six-foot high metal fence with masonry columns spaced at a maximum separation of 42
feet from center to center, in conjunction with vegetated screening, adjacent to SF -1A
zoning
• Generator and electric transformer screened from adjacent property by vegetation and
metal fence with masonry columns along the south property line
• Building encroachment into the 4:1 slope residential adjacency setback as shown on the
architectural elevations
Use and Operation
The project overview entails a hotel development within a 6.280 -acre lot, The following is a
summary of development information:

o King— 325 square feet
o Double Queen —410 square feet
o Suite — 820 square feet
• Wood cladding at the top of exposed structural support columns to make connections

• 240 rooms @ 1 parking space per room adjusted for peak hour demand = 202 spaces
• 7,476 square feet of Restaurant/Bar space @ 1 parking space per 100 square feet
adjusted for peak hour demand = 64 spaces.
• 10,810 square feet of Conference Center @ 1 parking space per 200 square feet
adjusted for peak hour demand = 47 spaces.
202 + 64 + 47 = 313 total spaces required.
320 total spaces provided.
