Item 9C Narrative G CURTIS SURVEYORS, LLC PO Box 471787 Fort Worth, Texas 76147 gerrygcasurveyors@att.net 9 September, 2016 Mayor and Council City of Southlake, Texas c/o Planning Department Attn: Lorrie Fletcher Ifletcher(a)ci.south lake.tx.us Re: Variance Request Replat of Lot 10-R, Block 4, Lakewood Ridge Addition ZA16-052 Honorable Mayor and Council, In the meeting of your Planning and Zoning Commission on Thursday evening, 8 September, 2016, 1 represented the owner of the above referenced property. During a discussion of the requested variances, I altered the original request, and the Commission ultimately approved the following request, which I hereby offer for your approval. 1. Variance requested to permit the ultimate property owner at the time of a building permit issuance to provide escrow funds for future construction in lieu of actual construction of the required 4 foot wide sidewalk. This request is made because of the present roadway in place not being compatible with the normal roadway with sidewalk cross-section allowing for a sidewalk without loss of trees and other major complications. This request appears to be compatible with the wishes of other residents in the subdivision. 2. Variance requested to allow for a deviation from the required perpendicular or radial side lot line. The terrain and the large lot size of the subject property make the usual standard perpendicular or radial side lines unnecessary. The small deviation from perpendicular in this case would be invisible on the ground, and is in keeping with other side lot lines in the same lot tier of the subject subdivision. Thank you for attention to this matter, and I look forward to presenting the case in your upcoming meeting. Gerry Curtis, RPLS, FNSPS 817-334-0381
