PROJECT: Site Plan for Apricot Lane Southlake
EXECUTIVE
SUMMARY: Apricot Lane Southlake is requesting approval of a Site Plan to revise the storefront
elevation on property described as Lot 1, Block 2R1, Southlake Town Square,
Phase I, an addition to the City of Southlake,Tarrant County,Texas and located at
218 State Street, Southlake, Texas. The current zoning is"DT" Downtown District.
SPIN Neighborhood #8.
DETAILS: This is the former location of Markham Jewelers located north of Mi Cocina
between Francesca's and Jamba Juice. The applicant is requesting approval of a
Site Plan to revise the existing storefront elevation for Apricot Lane Southlake. The
proposed revision includes replacing the existing decorative cast stone facade with
a painted brick veneer fagade and replacing the existing arched door with a
rectangular decorative wood door. No change to the zoning is being requested.
The site is currently zoned "DT" Downtown District.
At the September 8, 2016 Planning and Zoning Commission meeting, the
Commission did not come to a consensus regarding the color and material of the
proposed painted brick fagade. The applicant revised the request to maintain the
existing fagade material as the cast stone and to replace the existing arched metal
and glass door with the proposed rectangular decorative wood door. The Planning
and Zoning Commission approved the amended request. Since the meeting, the
applicant has met with the landlord, RPAI, who did not want the cast stone fagade
to remain on the lease space. The applicant has provided two possible options for
the brick fagade. One option is a cream brick veneer and the other is a rustic brick
veneer. These options are shown in the Plans attachment.

September 2, 2016; however, noting the following change at the request of
the applicant that the existing fagade will remain unchanged from its current
condition; however, the existing door will be replaced by a wooden door
that was shown in the staff report.
STAFF COMMENTS: Due to the limited scope of the request, no staff review summary has been
provided.
No review of proposed signs is intended with this site plan. A separate
building permit is required prior to construction of any signs.
