EXECUTIVE
SUMMARY: Permits 2U is requesting approval of a Site Plan for Lauren James on property
described as Lot 1, Block 2R1, Southlake Town Square, Phase I, an addition to
the City of Southlake, Tarrant County, Texas and located at 1252 Main Street,
Space # 244, Southlake, Texas. The current zoning is "DT" Downtown District.
SPIN Neighborhood #8.
DETAILS: The new store is located on Main Street in Southlake Town Square, generally
between the Boardroom and Sweet & Sassy.
The applicant is seeking site plan approval to add an awning and door to an
existing tenant space.
VARIANCE
REQUESTED: A variance to Ordinance No. 480, Section 33.21, as it pertains to Building Color
Standards for a Non-Residential Building is requested to allow the proposed
awning and door to be light pink.

that allowed for the use of prohibited colors in the repainting of their

CITIZEN INPUT: A SPIN meeting was not held regarding this application.
PLANNING & ZONING
COMMISSION: September 8, 2016; Approved (5-0) subject to the Staff Report dated
September 2, 2016 and approving the variance to color standards.
STAFF COMMENTS: Due to the limited scope of the request, no staff review summary was
generated.
Variance Approval Criteria:
City Council may grant variances to regulations set forth in Sections
33.21.a and 33.21.b. To receive a variance, the applicant must
demonstrate one of the following:
(a) A variance will reduce the impact of the project on surrounding
residential properties; or
(b) Compliance with this ordinance would impair the architectural design
or creativity of the project; or
(c) A variance is necessary to assure compatibility with surrounding
developed properties; or
(d) The proposed construction is an addition to an existing project that
does not meet the requirements of this ordinance.
