The current zoning is "DT" Downtown District. SPIN Neighborhood #8. DETAILS: The new store is located on Main Street in Southlake Town Square, generally between the Boardroom and Sweet & Sassy. The applicant is seeking site plan approval to add an awning and door to an existing tenant space. VARIANCE REQUESTED: A variance to Ordinance No. 480, Section 33.21, as it pertains to Building Color Standards for a Non-Residential Building is requested to allow the proposed awning and door to be light pink. (ZA14-068) September 2, 2014; City Council approved a site plan for a fagade renovation for Columbia Sportswear located at 1235 Main Street. (ZA14- 091) April 19, 2016; City Council approved a site plan for Harkins Theater that allowed for the use of prohibited colors in the repainting of their existing building. (ZA16-014) CITIZEN INPUT: A SPIN meeting was not held regarding this application. PLANNING & ZONING COMMISSION: September 8, 2016; Approved (5-0) subject to the Staff Report dated September 2, 2016 and approving the variance to color standards. STAFF COMMENTS: Due to the limited scope of the request, no staff review summary was generated. Variance Approval Criteria: City Council may grant variances to regulations set forth in Sections 33.21.a and 33.21.b. To receive a variance, the applicant must demonstrate one of the following: (a) A variance will reduce the impact of the project on surrounding residential properties; or (b) Compliance with this ordinance would impair the architectural design or creativity of the project; or (c) A variance is necessary to assure compatibility with surrounding developed properties; or (d) The proposed construction is an addition to an existing project that does not meet the requirements of this ordinance.
