FORUM SUMMARY: Property Situation: Near Kirkwood Blvd. and Riviera Lane (Carillon) Development Details: Approximately 12,000 square foot two-story building Applicant noted the project is located in Carillon, next to proposed wellness and yoga center(SPIN2016-027) –these will be the first two retail components coming in. Working on a cohesive master plan for the entire acreage Applicant mentioned the salon and wellness center will be built at the same time and that parking is in excess of whatthe city requires The applicant noted that the projects complement each other in architectural style and how they sit on the site,and this is compliant with the vision of the master plan put together in 2008 Applicant noted they will put trees along Kirkwood Blvd. and the parking lot is interior with the building facing along the edges of the street Applicant mentioned the buildingis French style–some of the landscape will perhaps have a more formal garden, French feel. Working with landscape architect and will have some crepe myrtles as well as some trees off the Southlake approved list and there will be some green space all around these buildings Low French Mansard roof will hide air conditioning equipment to meet regulations Applicant noted they will be bringing site plans for approval –andthey are not asking for a zoning change Exhibits presented at SPIN: QUESTIONS / CONCERNS: Will these buildings be built any closer to the Indigo Hotel like was discussed at a previous SPIN meeting? This is where the developer chose was most fitting. Working on some o other concepts for the land between the two with some developers right now Concern is you have all this nice stuff and cows and then the hotel Different investorworking on the hotel. Working with the group now to o have a master plan for all of it –have several things in talks Idea of the kinds of people you are talking to? Number of talks with people about bringing some office in, coffee shop, o grocer that potentially wants to come in What isthe ETA on the developmentapproximately? Anticipate bringing to City Council inside the next 60 days and this would o start construction early next year Finish maybe mid-2017? I would think it would take 9-10 months to build o Grocer?
