The applicant has indicated that the above ground cistern will be used to store well water to provide water for the residence and for a vegetable garden located in the rear yard. 2 The future land use is Low Density Residential. 3 The current zoning is SF-1A Single Family Residential. 4 The aerial shows the location of the residential lot. 5 Previously Proposed Site Plan (PZ 8-4-16) ----- 78” Wood Fence Residence Shrub Hedge Above Ground Cistern This is the previously proposed Site Plan showing the proximity of the proposed above ground cistern, shown as the green dot, in the southeast area of the lot. The above ground cistern regulations require cistern to be located 40-feet off the property lines. The applicant requested approval of a variance to allow the cistern to be located 26-feet off the rear property line. 6 Previously Proposed Above Ground Cistern Enlarged Site Plan (PZ 8-4-16) Wood Fence Residence Ligustrum Hedge Above Ground Cistern This slide shows the previously presented cistern location with the Ligustrum hedge and above ground cistern. The 870 gallon, dark green tank is approximately 60-inch diameter by 78-inch in height. 7 Landscape Plan (PZ 8-4-16) This is the previously proposed landscape plan 8 Previously Proposed Specifications for the Above Ground Cistern (PZ 8-4-16) This is the previously proposed above ground cistern with 870 gallon water storage and 60-inch diameter by 78-inch high. It is a dark green poly material. 9 Proposed Site Plan (PZ 8-18-16) Wood Fence Residence Shrub Hedge Above Ground Cistern 1,125 gallon water tank 85” dia. x 56” H Color: Dark Green to blend Into the trees This is the proposed site plan with a 1,125 gallon, 85-inch diameter by 56-inch high dark green poly tank. It will be used to store water for the residence and water the vegetable garden. It is proposed to be located 26 ft. off the rear property. A variance is requested for locating the above ground cistern within the 40 foot rear yard setback. The applicant has indicated that there are 18 pine and cedar trees along the rear and east property line. There are 23 ligustrum shrubs were planted with existing photinia along the east property line. This would allow a larger vegetable garden. A variance to the materials requirement to allow a dark green poly cistern for the requirement that the materials must be compatible with architecture and/or color of the principal building or structure (the existing building is a light sand stucco and tan brick). Two variances are being requested with this specific use permit application. The applicant is requesting relief from the required 40 ft. rear yard setback to allow a 26 ft. rear yard setback. The applicant is also requesting a variance to the building material requirement to be compatible with the principal building material. The primary building material is light sand stucco and tan brick. The applicant is proposing a dark green poly material. 16 Planning and Zoning Commission August 4, 2016; Approved (5-0) the motion to table the item, per the applicant’s request, to the August 18, 2016 regular Planning and Zoning Commission meeting. August 18, 2016; Approved (4-0) subject to the Staff Report dated August 12, 2016; specifically granting the variances 1 and 2 contained in the staff report; and noting the applicant’s willingness to place plant material around the above ground cistern. 17 QUESTIONS? 18
