Item 7 - ZA16-062 PR Variance LetterSeptember 1, 2016 Planning and Zoning Commission City of Southlake, Texas Re: Waiver request, Replat of Lot 10-R, Block A, Lakewood Ridge Addition On behalf of Andrew Zacharias, the owner of the referenced lot and applicant of the replat, we respectfully request waivers of the following requirements: 1. The sidewalk requirement. There are no existing sidewalks, and the existing roads are county road sections with many trees and a bar ditch in all of the subdivision. The lots are all large and the terrain does not lend itself to standard streets with curbs and sidewalks. Many trees would be lost if the subject lot and most others in the subdivision were required to provide walks. In addition, the very attractive rural ambiance of the subdivision would be compromised by such urban style public 'improvements'. 2. The perpendicular sideline requirement. Most the existing lots are acreage sized lots with the particular tier of the subject lot extending into the flood plain and adjoining Corps of Engineers lake property. The sideline pattern in this tier is oriented to maximize building area in conjunction with the terrain. The original lot line of the two former lots making up the subject lot was not perpendicular nor is the west line and the west line of the adjacent lot to the west of the subject lot.
