RE -Architectural Narrative
The new Hotel Indigo will be located in a site with frontage to Highway 114 in the
Corporate District of the Carillon Southlake Master Plan starting approximately
800 feet east of White Chapel Road. The custom designed hotel will be a five
level structure with exterior design rooted in the French Provengal Architectural
theme aligning itself with the standards developed for the Carillon Development
and the goals of the City of Southlake 2025 Plan. The Boutique Hotel will house
between 119 to 121 Guestrooms and Suites. Additionally, like all Indigo Hotels it
will have a great bar and restaurant space that will be at the heart of the lobby
experience, serving good local food in a stylish atmosphere. The hotel will have
between 3,000 and 4,000 total square feet of Ballroom and Meeting rooms in
addition to outdoor and indoor breakout spaces.Hotel guests will also have
access to over 750 square feet of quality fitness center space. The hotel will have
on site laundry, a full service kitchen, office spaces and support services. The
final overall air conditioned area of the hotel will be between 88,000 and 91,000
square feet.
The architectural design is based on the French Provengal style. The exterior
skin of the hotel shall be as follows: The first level will have a cut stone clad
finish. The levels 2 to 4 will have concrete or synthetic stucco finish and level 5
will be contended within the French mansard roof. Some guestrooms will have a
Juliet balcony, either with wrought iron railing or stone baluster railing. The
mansards are planned to be clad with a roof tile system (DaVinci) with a gray
slate appearance as in the French Provengal style. Additionally, the roof
mansards will extend up beyond the 5t" floor rooms to conceal the flat roof areas.
These roof well areas will contain the roof top air conditioning equipment. All
windows will be aluminum framed with low -E insulated glass to comply with the
city and state energy regulations.
The structure of the hotel is proposed to be load-bearing walls of cold -formed
metal framing. The floors will be steel deck with concrete topping or concrete
plank system. The proposed foundation will be a concrete design dependent on
exact geotechnical finding and recommnedations for this location.
The hotel will have a central A/C with mechanical equipment housed in the roof,
and screened by the mansards. There will not be any PTAC or VTAC air
conditioning system used on this custom design project. The hotel will have an
automatic sprinkler system thoughout per the requirements of NFPA 13.

In order to provide access to the hotel, a driveway entrance will be constructed
on the SH 114 frontage road approximately 500 feet east of White Chapel Road.
This location is shown as "Proposed Drive B" on the original approved TxDOT
Concept Access that has been included in this package. As noted on the site
plan, a TOOT driveway permit will be required, but this location currently meets
the approved concept access plan. An access drive will connect this driveway
entrance with Carillon Court and allow guest to take the White Chapel Road exit
and turn prior to the White Chapel Road intersection. The proposed driveway will
also allow access for the future retail development in the Plaza District of the
Carillon Southlake development. For reference, a copy of the original Traffic
Impact Analysis report is included. No changes to the TIA are expected since the
initial uses have not changed significantly as compared to the approved zoning.
Included in the site plan and zoning amendment package is a report prepared by
Pacheco Koch Engineers. This parking study identifies an analysis relating to a
parking reduction. With this documentation and request for parking amendment
to the City of Southlake standard parking requirement in the Carillon Zoning
Amendment, the site plan submitted reflects this requested reduction.
