LOCATION: 595 S. Kimball Avenue ZA16-034 Christ Our King Church is seeking approval of a Zoning Change and Site Plan to revise the landscaping plan from the approved site plan to remove the landscape bufferyards requirements on the north, south, and east property lines and the required mechanical screening west of the building currently under construction. The property is located at 595 S. Kimball Avenue. 2 Crooked Ln S Kimball Ave Kimball Hill Ct Dawson- Eubanks This is an aerial showing the location of the property on S. Kimball Avenue. 3 Requested Change Vary from bufferyard planting requirements on the north and eliminate east and south bufferyard planting requirements in accordance with adjacent landowner request. Allow for screening of mechanicals and transformer to be achieved with a vegetated screen and decorative safety fence. 4 Approved Site Plan (ZA14-028) The current site plan for the church was approved in April 2014. 5 Aerial of Site Bufferyards This aerial indicates the existing plant material on the north, east, and south bufferyards. 6 Approved Landscape Plan (ZA14-028) Approved landscape bufferyards This is the previously approved landscape plan showing the required landscape bufferyards. 7 Proposed Landscape Plan and Regulation at 1st Reading Vary from bufferyard requirements on the north, east and south property lines. For the first reading, the applicant proposed a landscape plan and development regulations that will allow the applicant to vary from the landscape bufferyard requirement on the north, east and south property lines. The applicant had secured letters from the adjacent property owners stating that they would prefer to leave the plant material along the perimeter of the property as it exists now. 8 Proposed Landscape Plan and Regulations at 2nd Reading Vary from bufferyard requirements on the north and eliminate east and south bufferyards in accordance with adjacent landowner request. The revised landscape plan includes a wrought iron safety fence with a landscape screening of 6–foot Nellie R. Stevens in front of the mechanical units on the west side of the building. Trees originally located on the north bufferyard are planted throughout the site. Proposed 8 ft. staggered board wood fence with shrubs Stone Retaining Wall The applicant is seeking approval to replace the approved required masonry mechanical screen wall with an 8 ft. staggered board wood fence with shrubs along the front of the fence.
