This property shall follow the “CS” zoning district uses limited to religious
institutions with the following exceptions:
Allow for a non-occupied accessory use storage building near the east end of the property.
Allow for an occupied structure (church) to
be located on a property that falls within the 75 LDN corridor (ref. ordinance No. 479) provided that the occupied structure itself does not encroach the 75 LDN corridor.
Permit programs
outside normal services and Sunday school to include daycare and programs like Mother’s Day Out.
Vary from property setback slope restrictions as shown on plan.
Vary from 8’ fence along
residential adjacency to allow for screening as shown on landscape plan and as agreed to by current adjacent owners. All existing fencing to remain.
Vary from bufferyard requirements
on the north, east and south property lines.

has secured letters from the adjacent property owners stating that they would prefer to leave the plant material along the perimeter of the property as it exists now.

A comparison of the approved and proposed landscape bufferyards in the north, east and south are:
The North bufferyard was approved with 14 canopy trees, 21 accent trees and 64 shrubs
and included 2 existing trees and the existing natural buffer. The proposed north bufferyard is proposing 7 canopy trees, 2 accent trees and no shrubs and includes the natural vegetation
buffer.
The East bufferyard was approved with 6 canopy trees, 8 accent trees and 26 shrubs, and included 2 existing trees and the existing natural buffer. The approved bufferyard removed
the fencing requirement and preserved the existing natural vegetation per an agreement with the adjacent property owner. The proposed East bufferyard is proposing no canopy trees, accent
trees or shrubs and maintains the natural vegetation buffer agreement with the adjacent east property owner.
The South bufferyard was approved with 11 canopy trees, 24 accent trees and
72 shrubs, no fence screening, and included 7 existing trees and the existing natural buffer agreement with the adjacent east property owner. The proposed South bufferyard is proposing
no canopy trees, no accent trees, no shrubs and no fence and includes the natural vegetation buffer agreement with the adjacent property owner.

Stone Retaining Wall
The applicant is seeking approval to replace the approved required masonry mechanical screen wall with an 8 ft. staggered board wood fence with shrubs along the front of the fence. The
mechanical yard is located in the front of the church building.
