The applicant Terry Wilkinson is requesting approval of a site plan to allow an outdoor dining patio for the proposed Manny’s Tex Mex restaurant located at 151 North Nolen Drive.

Proposed Patio Area
The proposed site plan shows the location of the proposed patio area on the southeast corner of the building. The proposed patio will include an 1,080 square foot outdoor patio that
will accommodate 10 tables with 40 seats. The patio location will remove 2 parking spaces from the development. This will reduce the parking count from 56 to 54 spaces (51 spaces are
required). Ordinance 480-337a which regulates this development includes a regulation that outside dining regulations shall not be counted in calculating the required number of parking
spaces. The patio will include a masonry fireplace, two sliding serving windows, a metal awning on the southside of the building will be installed and supported with masonry columns
matching the cultured stone that is on the building. The patio will be enclosed with a wrought iron fence, with 3 metal light poles to illuminate the patio. A landscape parking lot
island adjacent to the patio area will be removed for the patio area. The patio will include landscaping the patio perimeter with shrubs and accent trees.

The proposed elevation includes the covered patio awning, patio ornamental fencing and light posts and fireplace. The patio awning column masonry will match the building stone masonry.
The existing fabric awning on the south window will be replaced with the proposed metal awning and masonry columns. The existing front awning will remain.
