PROJECT: Sign Variance to the Southlake Town Square Phase I Conditional Sign
Permit (Master Sign Plan) Regulations for the Z Gallerie
EXECUTIVE
SUMMARY: Willow Creek Signs, representing Z Gallerie, is requesting approval of a
variance to the Southlake Town Square Phase I Conditional Sign Permit
(Master Sign Plan) regulations for the Z Gallerie located at 280 State Street,
Southlake Texas.
DETAILS: The purpose of this item is to gain approval of a sign variance to the Conditional
Sign Permit for Southlake Town Square Phase I for the total number of sign
types on the same facade. The Phase I conditional sign permit, adopted in
November of 1998, allows up to two (2) of the following three types of signs on
each building wall facing a street, drive or parking area: a) one (1) fascia or (1)
building blade sign; and b) one (1) pedestrian blade sign.
The Z Gallerie currently has one (1) fascia sign on the curved elevation of the
building at the intersection of State and Prospect Street (northeast fagade), a
pedestrian blade sign on the State Street elevation (east fagade), a building
blade sign on Prospect Street (north fagade), and an attached sign on the rear
of the building (west fagade facing internal drive and parking area).
The applicant is seeking approval to replace the pedestrian blade sign (4-sq. ft.)
on State Street with a building blade sign (9.66 sq. ft.). Currently, the attached
sign is counted as the State Street fascia sign which would only allow a
pedestrian blade sign in addition to the fascia sign.

BACKGROUND INFORMATION
OWNER/APPLICANT: SLTS Block 2, L.P. / Cooper & Stebbins
PROPERTY SITUATION: Southlake Town Square — generally located between E. State Highway
114, N. Carroll Avenue, E. Southlake Blvd. and Central Avenue.
Z Gallerie located at 260 State Street.
LEGAL DESCRIPTION: Lot 4, Block 2R1, Southlake Town Square
CURRENT ZONING: "DT" Downtown District and "S-P-1" Detailed Site Plan District (Block 10)
HISTORY: November 1998; Phase I Sign Regulations adopted
March 1999; Phase 11 Sign Regulations adopted
November 2005; Grand Avenue Sign Regulations adopted
October 20, 2015; Approved an amendment to the Conditional Sign
Permits ( Master Sign Plan) as it pertains to temporary construction
signage for all phases of Southlake Town Square generally located
between East Star Highway 114, North Carroll Avenue, East Southlake
Boulevard and Central Avenue, and to include specific construction
signage at 260 State Street approving a variance to allow a construction
signs for Z Gallerie as proposed for the three signs as presented tonight
and to extend the duration for construction signs for this one particular
project from 120 days to 180 days.
February 2016; Sign permits for the rear and front fagade were
approved and one building blade sign on Prospect Street was approved.
All have been installed.
SIGN BOARD: May 19, 2016; Approved (4-0) as presented and subject to the Staff
Report dated May 11, 2016.

Demonstration
Please demonstrate that the following conditions are applicable to the reauested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
As this is a corner curved building at State and Prospect Avenues,the primary signage was centered at the building
corner,allowing only 4 square feet of identification for pedestrian traffic on State Street. We request that size be
increased to 9.6 square feet to allow for a second identical blade sign as is on Prospect Avenue to maintain the
esthetics of the entire space.
The landlord has approved both blade signs as originally submitted to city.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The hardship is not self imposed, it is the result of a comer space and entrance.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The variance will not affect or injure adjacent tenant spaces.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The variance will be in harmony of the sign ordinance,it will maintain the flow of design for the entire space as was
intended. Current square footage allotment gives an unbalanced appearance to the space.
