CITY OF SOUTHLAKE Department of Planning & Development Services STAFF REPORT May 31, 2016 CASE NO: ZA14-124 PROJECT: Variance to extend plat validity— Plat Revision for Lot 1 R, Block A, Ravenaux Village EXECUTIVE SUMMARY: Brown Company Partners, LLC is requesting approval of a Variance to the Subdivision Ordinance No. 483, Section 4.01(1), as amended, regarding plat expiration, requesting to extend the validity of case ZA14-124, Plat Revision for property described as Lot 1, Block A, Ravenaux Village, an addition to the City of Southlake, Tarrant County, Texas and Tract 6J, Thomas M. Hood Survey, Abstract No. 706, City of Southlake, Tarrant County, Texas and located at 200 Countryside Ct. and 245 W. State Hwy. 114, Southlake, Texas. Current Zoning: ""S-P-2" Generalized Site Plan District. SPIN Neighborhood # 5. REQUEST DETAILS: Brown Company Partners, LLC is requesting approval of a variance to extend the validity of the Plat Revision for Southlake Plaza Office Development. The current expiration date for the Plat Revision was December 2, 2015, which was one year after the date of approval. Section 4.01(1)(2) states that a Plat Revision which has not been recorded in the County Plat Records within one year of the date of approval shall expire. The Plat Revision was approved by the City Council on December 2, 2014. The applicant is requesting to extend the validity of the plat to September 30, 2016 such that it can be filed prior to construction of the project.
