That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. At the 34 square feet that is allowed by city code the sign would not be visible causing customer to not be able to locate their establishment given that the building sits more than 125' off of the road. 2.) That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. The fagade that the sign is going on is one of the larger facades in the shopping center giving our sign the appearance of being smaller. We want to make sure the sign looks proportional in the space that it is going. Also the building sits more than 125' off of the road. 3.) That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. I believe increasing the size of the sign will help with safety because the sign will be seen from farther away giving a chance for people to signal and turn with enough time to alert the people behind them. Also, The Shack also had to go for a variance and was able to get their signs approved. 4.) That the variance will be in harmony with the spirit and purpose of the sign ordinance. Yes, a majority of our sign follows the shopping center sign criteria. Case No. Attachment D SV16-007 Page 1
