Agenda Item No. 1 —Call to Order Chair Dyche called the meeting to order at 6:30 p.m.
Agenda Item No. 2 — Approval of the Minutes: Chair Dyche opened the discussion of the
minutes of the Zoning Board of Adjustment meeting held on January 14, 2016.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on

Agenda Item No. 3 — Administrative Comments: Richard Schell, Principal Planner,
announced the next regularly scheduled ZBA meeting is February 25, 2016.
Agenda Item No. 4— Consider. ZBA-701, Variance to Ordinance No. 480, Section 33.14,
requiring a minimum lot size of one acre for the use of an on-site sewage facility (OSSF) on
property described as Tract 2C4, William H. Martin Survey, Abstract No 1068, Southlake,
Tan-ant County, Texas and located at 1814 Our Lane, Southlake, Texas. Current zoning: "AG"—
Agricultural District
Planner Schell presented details of the case to the Board, explaining the request for approval of
a Variance to Ordinance No. 480, Section 33.14, requiring a minimum lot size of one acre for
the use of an on-site sewage facility (OSSF)to allow an OSSF on an approximately 0.8366 acre
lot. The applicant is proposing to construct a new home on the property. The nearest City sewer
is approximately 810 feet to the east in the Tuscan Ridge subdivision on the east side of Randal

Mill Rd. There would be some grade challenges to run sewer in that direction and a 15' utility
easement would have to be dedicated across private properties to the east. The Site Evaluation
Report (see Attachment D, pp. 2-4) states,that the site is suitable for a septic system and the
report also shows that no trees are to be disturbed in the location of the proposed septic
system. A conventional septic system with a leach field is proposed. Planner Schell then
answered questions from the Board.
Chair Dyche opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
The applicant and owner of the property at 1814 Our Lane, Larry Gallant, was present, but there
were no further questions from the Board.
Chair Dyche asked if there were those in the audience who wished to speak in favor of the
request.
There being none, Chair Dyche asked if there were those in the audience who wished to speak
in opposition of the request.
There being none, Chair Dyche closed the public hearing and opened the item for discussion.
A motion was made to approve case ZBA-701.
