FORUM SUMMARY: Property Situation: 1825 Maranatha Way- 18 acres Details: 18 acre site with 14 proposed residential lots (may add 2 more lots) with access off Davis Blvd. SF-1A zoning Working with TxDOT for access off Davis Blvd. Working with the natural topography and landscape of the site, preserving the existing ponds and creek, and preserving up to 70% of the existing trees. Existing house on site will remain. Houses will be 4-5,000 square foot in size. Proposing 24 ft. wide street and will work with the Fire Dept. Septic for the lots. Need to plat and provide engineered plans to city. The site survey is complete. Drainage will be directed to the existing ponds. QUESTIONS / CONCERNS: 1. What type of fencing will be around the subdivision? Response: Fencing to be determined, still looking at the topography. 2. Where will be the construction access? Concerned about construction traffic on the already bad condition of Maranatha Way. Response: There may be utility work- water line installation to connect to the existing line, but will try to use access from Davis Blvd. 3. Will there be access from Maranatha Way to the subdivision? Response: No access. 4. Concerned about traffic and the street condition –needs to be resurfaced. If using Maranatha for construction access, can we have it in writing that the damage will be repaired by the developer? Response: A video assessment of the existing street condition can be performed prior to construction and will repair pavement, if needed, with utility work. 5. Comment regarding the grade changes and the adjacent lot to the south and how the site will be graded. Response: based on the final grading plan, a retaining wall may be needed on the south side of the property in order to construct the building pad. 6. Will Mc Pherson Creek be concrete lined? Response: No, we don’t plan on doing any concrete work in the creek, will leave in natural state and may need to stabilize in some areas. 7. Will street on Lot 11 be abandoned? Response: Yes. 8. Who will the builders be for the development? Response: Looking for builders and trying to look at designs that will uniform. 9. What is the value of the homes? Response: $1 million + 10. What is the schedule? Response: Working on the engineering-15-20 days to determine the number of lots and the final design and then will submit to the city on final design is complete.
