This is the tenant location plan for Suite 100. According to the applicant, suite 100 contains approximately 2,600 square feet of rentable space with 2,400 square feet of useable space.

Parking Plan
This is the parking plan provided by the applicant. Per the applicant narrative, there are 38 parking spaces including 2 handicap spaces, and 3 no parking spaces for the entire building.
Three spaces at the front doors of each building have been designated “no parking” in order to assist handicap van parking along with drop off and pick up.
Parking is calculated based
on the individual use within each of the tenant spaces at this location.

Parking Analyses
38 Parking Spaces Available at the Site
The parking calculation for the martial arts academy is based upon the number of students in attendance at peak time each day. The project narrative states that there will be only (1)
class at a time with 5-10 students per class.
Based on the other tenant uses, the proposed martial arts academy could have as many as 45 students in a class and still be adequately
parked based on the 1 space per 3 student parking ratio

Ingress & Egress Exhibit
Per applicant:
The subject property has one, 2‐way driveway in & out of the property off of Market Loop.
There are 3 “no parking” spaces for drop off or pick up of students as shown
on the Ingress &
Egress Map.
According to the tenant, parents & students will drive into the parking lot & either
(1) park in an open parking space, (2) drop off the student & their
siblings & friends using one of
the open parking spaces or “no parking” spaces to turn around & drive out onto Market Loop.
Students, pedestrians, parking & vehicular traffic have safe
access for ingress & egress.
According to the owner of the property, Suite 100 was previously occupied by A Dance Force
(2003‐2011) & Early Spring Arts (2011‐2012), both of which fell
under the school or training
category for zoning & neither one ever had any issues with ingress & egress during their
tenancy.

Exterior Lighting exhibit
Per the applicant narrative:
Each building has two wall pack lights that illuminate toward parking lot and another wall pack
light facing/illuminating toward Market Loop. There is
adequate illumination via wall packs (see
Lighting Plan) at night to protect the safety of those persons entering & exiting the Martial Arts
Studio.
The owner of the property represents
& warrants that the existing wall pack lighting complies
with the Lighting Ordinance No. 693, as amended, with regard to the type of lighting, intensity,
glare & spill‐over.

Specific Use Permits - Sections 45.1 / 45.19
On June 16, 2015 City Council approved Ordinance No. 480-RRRR which removed Commercial schools, including trade schools as permitted uses by right from Section 26 – “I-1” Light Industrial
District. Section 45 – Specific Use Permits of the Zoning Ordinance was thereby amended under 480-RRRR to add Commercial School, including trade school to both the “I-1” Light Industrial
District and “I-2” Heavy Industrial District, subject to the requirements outlined in Section 45.19.
The applicant is requesting a Specific Use Permit for a Commercial school, including
trade school in order to occupy an existing tenant space with a proposed martial arts academy at Commerce Business Park on property located at 2820 Market Loop, Suite 100.
