Tan poles initially proposed
This rendering of the shade structure with the tan poles was shown to P&Z at the March 3, 2016 meeting.
The motion for approval at P&Z included language, and the applicant agreed, to
change the pole colors to black to match the wrought iron fence around the playground.
The applicant has indicated that the shade and pole colors can be selected so they are unobtrusive
and blend into the landscape. The applicant has stated that these colors are negotiable.

Per P&Z motion, the applicant has agreed to change the pole color, and the rendering on this slide illustrates what the structure would look like with black poles.

Proposed Shade Structure Hip Design
The applicant has provided the following details regarding the shade structure.
The structure consists of 4 metal posts which extend 13 feet above ground, with 3 feet of each post
being below ground. The total height of the structure at the top of the hip roof is 18.7 feet.
The length of the structure is 46.6 feet , the width is 29 feet , and the structure totals
approximately 1,351 square feet
Per Section 8 “Community Service District” of the Zoning Ordinance, the maximum permitted height of a building or structure is 35 feet

Variances Requested – Section 43 Overlay Zones
The site is located within the FM 1709 Corridor Overlay Zone and has Residential Adjacency. The applicant has requested 2 variances to Overlay Zone development regulations:
Section
43.9 “Overlay Zones” of the Zoning Ordinance requires that exposed columns be constructed of or clad in the same masonry as the principal structure. The applicant is requested a variance
to not provide masonry on the metal posts.
The second variance is to Section 43.13 of the “Overlay Zones” section, which prohibits flat membrane-type roofs. The applicant is requesting
a variance to this regulation in order to use a membrane-type shade structure.

This slide highlights the existing 15’ water easement running through the property.
Staff has included a comment in the Site Plan Review Summary that there is a private drainage line
that runs north/south in the vicinity of the shade structure, and for the applicant to avoid punching the shade structure columns through it.
